Thank you for this feedback. In the last couple of weeks we have published a " guide to selling your home" which deals with the process in some detail and is sent out with our sales letters. We recognise that selling a house is not something you do every day so a few helpful hints will relieve some of the stress. As for the flowers. You keep aluding to "the state of the property" to somehow devalue our opinion of your services, however, not only have we paid/paying for professional services to rectify the majority of the problems, the remaining "issues" of 2 stains on a carpet and a marked wall, which after 3 years most would say are within acceptable wear and tear, regardless of this, we have offered you a rather generous settlement, i would like to say on a personal note we find it rather disturbing that you class doing ...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.

Complaints Procedure

1. Michael Hardy Residential Estate Agents, a Member of The Property Ombudsman who is registered with the Property Ombudsman Redress Scheme, aims to provide the highest standards of service to all our customers. To ensure that your interests are safeguarded, a complaints procedure is in place. This provides for the matter to be dealt with internally by the office manager and in the event that this is not satisfactory then the Managing Director, thereafter if we are not able to deal with the issue to our mutual satisfaction, by reference to The Property Ombudsman.

2. If you believe you have a complaint, please write in the first instance to the Principal, Senior Partner or Director at the address as below:

3. Your complaint should be acknowledged within 24 hours but no longer than 3 working days, investigated thoroughly in accordance with established in-house procedures and a formal reply will be sent to you within 15 working days of receipt of your complaint.

4. If you are not satisfied with the outcome of our initial investigation, you are provided with a further opportunity to have the complaint reviewed by our Managing Director at the address given below.

5. In the event that the final review as detailed above still fails to satisfy your complaint, then you are at liberty to have the matter referred to the Ombudsman on request.
