I did not rent through Martin&co origionally, I rented through Linley and Simpson. After showing up on my doorstep (landlord) 12/2020 when I was pregnant, during COVID/lockdown,with NO PPE, I stupidly agreed to change agencies at the time believing the lies told to me.....
There was a leak in the bath that caused water damage to the whole of the: bathroom,kitchen and living room. The ceiling was collapsing in the kitchen. These repairs were subsequently CANCELLED for an UNNECESSARY INSPECTION that I had already completed 4 of - LEGALLY CANNOT DO.
I subsequently and unfortunately went through 3 missed miscarriages, I hemorrhaged needing a procedure to save my life the first and had to have operations for the other 2 - the 3rd also resulted in me needing a blood transfusion of 2 bags - after the second baby, first operation, I had damage to an ovarian cyst that subsequently burst and resulted in appendicitis resulting in key hole surgery. Due to these VERY UNFORTUNATE events I was in no physical or mental state to be able to complete an inspection that was not necessary (stating they needed to see the damage despite pictures provided and professionals sent for quotes prior to this request).
They harassed me to the point I had to send SELFIES OF MYSELF IN HOSPITAL to which THEY CONTINUED TO IGNORE THE SERIOUSNESS OF WHAT WAS HAPPENING! They also, PURPOSELY RISKED ME LOSING MY JOB, I work from home for a credit card company,under the DATA PROTECTION ACT I could not allow someone unknown access to my home during the times I worked or allow to be in the room I was working in that had a large affect, allowing someone access to repair a room no where near me is a different matter, however they took this as a challenge. A manager confirmed there were FULL NOTES on the system that visits needed to be arranged due to the seriousness of my job, luckily I keep the key in the door so the SEVERAL occasions the agents IGNORED this were prevented but still a security risk to my job, especially if they had gained access to the property. The agent I confronted shrugged it off and literally did not care.
I then received a call October 2021 from Denise who was totally VILE and unprofessional. They ILLEGALLY advised of eviction "as the landlord wanted the house for family" (of whose details I'm legally entitled to which was ignored,just like 99% of my requests and enquiries), when I stated this would be difficult and could not guarantee when I could be out by her response, in the harshest and most disrespectful tone I have EVER experienced from a so called professional was "well don't you work". Yes Denise I do however I'm on ssp for all this sickness causing serious financial difficulty as well as COVID difficulties as well, I was in the MINUS in my savings.
I am now homeless because of these "people".
I left on time of eviction notice despite the difficulty, leaving the house PROFESSIONALLY CLEANED using a Vax machine as well as my mother was trained on the AMERICAN BASE Lakenheath meaning she literally had to do a course as well as she was a carer for the elderly. I have evidence of how the home was left. They refused permission to repaint the walls after 3 years being there. They are now trying to charge me over £1000 for things THEY/LANDLORD CAUSED BY DODGY REPAIRS AND NEGLECT. I AM OWED OVER £6,000 from them for the works I did complete in that time agreed with landlord. They ignore ANYTHING you request that is justified in an attempt of protecting themselves and slumlords. This amount DOES NOT include the compensation I will be seeking for their poor behaviour and mistreatment towards me during a very difficult year.
Money hungry, unprofessional, harassing, bullying, you name it.
I have evidence to support EVERYTHING I have been through. I could have died about 6 times, I am 24 years old.
There are so many reviews elsewhere and this is not even everything they did to me. AVOID FOR YOUR OWN HEALTH AND SAFETY!!!!!!!!! My mental health has been affected so badly by these people I've wanted to end my life.

If you are a tenant, steer clear from this agents. They are from start to finish about milking money out of tenants. Throughout my time renting a property through them, they tried to find every possible way to extort money from me. It was extremely stressful and upsetting and they managed to ruin two Christmas periods for me with their shenanigans. If you must rent through them get all agreements and communications in writing and take comprehensive photographs of the property upon moving in and moving out. Check your rights when they attempt to charge you for things as they will try and make you liable for things that are legally the landlords responsibility. And if you are a landlord, I implore you to use a different agents if you have any care and consideration for your tenants and view renters as human beings rather than just a resource to be exploited.

Where do I even begin with explaining my time with Martim & Co...
From the very first time I tried looking for my first flat I was messed around. I had picked out a flat that the previous tenant was supposed to be moving out of in 2 weeks from the date I looked around the flat. This 2 weeks slowly turned into 3, then into 5 and I basically got told they cannot make the tenant leave (which is understandable, but this was not explained to me until I questioned it). I was just left not knowing.
I then found another flat which is the one I ended up living in for 18 months. After my first 6 months was up I went and paid the £60 to extend my tenancy for another 6 months, I was then bombarded with emails and phone calls for the next few weeks with people asking and telling me that I have not paid to stay. It was only when I specifically said how much I had paid (which I would only know if I had paid it) that they stopped pestering me.
I then moved out and did everything that the agents told me in order to regain my deposit. However, when it came to them putting in a claim they sent me an email saying how much they would be taking for cleaning etc. They had taken nearly £200 of my deposit for cleaning skirting boards! I refused to accept this amount yet they still went ahead and took it. I also asked for photos to prove to me that I had left it without cleaning, as I spent all weekend cleaning it. I never got sent any photos and they just took the money.
I have been trying to sort my own deposit since April because even though Martin & Co said they had sent me all the details for DPS, they never did. Not through email or post.
Sitting in limbo waiting now.
I would not recommend Martin & Co to anyone, it's been stressful since the very first email to them.

My partner and I were both unfortunate enough to rent our first flat with Martin and Co. having no real understanding of tenant rights or standard practice we were bullied by this agency over ridiculous things included being threatened with EVICTION because the was a small spill of sauce on the worktops (literally took a wipe of a cloth to clean). spent over 9 months waiting for the over to be fixed even after a specialist can out to inspect it and emailed Martin and Co saying it needed repairing and even though i was copied into this email they denied it existed. But I look after my friends cat for a weekend and all of a sudden I'm their new fav person to call, literally 15 calls a day to ask if the cat had gone. Then found out through some personal research that the landlord was trying to sell the flat and that Martin and Co. were clearly trying to bully us into leaving.
Now a few years later I believe the situation would have been very different but as a warning to those who haven't rented before please look up your rights and don't let people bully you, there are much better estate agents to use.
ABSOLUTELY THE WORST AGENCY I HAVE EVER DEALT WITH, WOULD NEVER, EVER USE THEM AGAIN. WOULD ALWAYS ADVISE AGAINST USING.

This is the first estate agents I have dealt with that have been honest, reliable and helpful. After having to cut my tenancy short due to health issues, Sukhbir was an absolute delight to correspond with. He totally understood my issue, and bent over backwards to help me as much as he could. The whole process went extremely smoothly, and Martin and Co are the first estate agents to do an honest check out!! Me and my girlfriend always thoroughly clean the places we live before we leave so we can both avoid charges as well as ensure the new tenant can move in to somewhere we'd want to move in to. Martin and Co are the first estate agents I have worked with that we're grateful for this and didn't try and charge me for ridiculous things or cleaning that didn't need to be done.
I am extremely grateful to both Martin and Co and Sukhbir for their honest understanding and commitment to help. Would use them again without a doubt.

So my wife and I saw a property to rent with Martin and Co. My wife phoned to arrange a viewing provisionally on a Saturday - they would get back to us when they'd checked with the tenants. They didn't.
Ok. Try again. This time we're told we can't go and see until after the tenants have moved. Fine. We arrange a new viewing for after the date they tell us the tenants are moving out. Two days before the viewing my wife gets a text saying that they've had to cancel as we can't view before the tenants have moved out and they'll be in touch. I ring up Martin and Co asking for clarification. Woman is unsure why we can't go and see it. They'll ring back. They ring my wife and say we can go and see it as originally booked.
Next day. Property has disappeared from the website -

What agent could do to change your mind?
Treat all customers with respect and courtesy, speaking in a professional and polite manner. Honour agreements and keep accurate records of requests. Read correspondence and act on it in a timely fashion. Check emails before sending them (not only to check they are going to the correct recipient, but some proofreading is also needed). Follow your own complaints procedure correctly. Be prepared to travel to properties you manage, or else don\'t take them on if you can\'t manage them as part of your workload. Act on requests for repairs promptly, without needing to be chased. Don\'t be pedantic about truly trivial matters whilst failing to deal with major problems.

On letting the property I was given a ridiculously detailed inventory that took 2 1/2 hrs to check, right down to some nails in the wall. Whoever had spent their time on such minutae had neglected to notice the hole in the roof and the leak from the gutter. In the first week I had to move my possessions out of a storage cupboard and away from another corner until the fault was repaired about a month later. Some items were ruined.The lights in the kitchen are faulty and dangerous, the grill and oven are broken and the shower runs scolding hot, then freezing cold, then stops running altogether. The plumber that came out told me that it was because I was having hot showers and that I should turn the temperature down (basically, have cold showers all year round!) The shower, lights and cooker have been defective for about 7 months. The letting agents have told me I need to find the serial number for the cooker, otherwise it can't be fixed. There is no plate with this info on the appliance and no manual in the property. To them, that is the end of the matter. They sent an email that was intended to the landlord, to me, thus contravening data protection and making me rather annoyed as it suggested increasing the rent! Some,but not all, members of staff have appalling customer service skills and speak to paying customers in a rude and condescending manner, often crossing into an aggressive tone. Seemingly it is unreasonable to report faults with the property. On taking the property I was told the landlord would pay for decorating materials if I was prepared to do the work. This has been ignored, but when raised again, I was asked what budget I had! Requests for repairs are ignored and when chased up, they pretend not to know or fain ignorance of the matter. The goalposts often change with different members of staff giving out differing information. One lady told me I could have some compensation, but another told me no in such a way that anyone would think I had asked her to pay out of her own money. I have even been told that I need to be in to deal with repairs as the property is quite far from their office! I recently asked to be let out of the contract early as they are failing to manage the property and are causing me undue stress and inconvenience to the extent that it is preventing me from having quiet enjoyment of my tenancy. I was told that I could pay a release fee, but then received an email saying that I had to pay the rent until another tenant could be found. Yet again, they are contradicting themselves in a consistent display of ineptitude as they blunder blindly around in an attempt to make money out of tenants while failing to provide an adequate service. In 15 years of renting, I have never experienced anything like this. Indeed, I have always had good relationships with letting agents / landlords prior to this. Awful, just awful.

Having spoken to a my best friend - who has rented with a few letting agents in the past. It appears that out of them all Martin & Co are one of the most expensive with appalling charges, for this, that and the other!
My friend(s) have all started with the line, "Don't rent with Martin & Co".
My current tenancy with a another letting agency is nearly at a close and so I am shopping around for a new letting agent, I have spoke to all my friends, who are renting (good tip: ask your friends about their letting agents!) My best friend initially recommended Martin & Co, Saltaire - I have spoken to this friend recently and his opinion had changed drastically.
Shockingly, they will not only charge you for anything and everything during your tenancy period but on your departure - the word 'inflated' doesn't even cover what charges my friend reeled off to me!
I have read one other review about this branch/letting agent and it is almost a mirror image of what happened in my friends case.
Anyway, I would avoid this branch / letting agent at all 'costs' - because believe me it will cost you if you ever come in to contact with these people! My advice is look early and try find a good private landlord - avoiding the middle man and saving you a small fortune!

We have recently moved out of the property that we was renting through Martin and co's saltaire branch, im going to have to take my time whilst wring this review as i dont have a nice word to say about this company and could quite happily write a whole review full of profanities!! but i wont! I have recieved my check out and maintainance costs in the post today and to say that i am angry is an understatement!!! We paid a deposit of £440 and we are being charged a total of £1.061.50 so they are wanting to keep our full deposit and also want us to pay the remaining £621.50 within 14 days!! We rented a house that had been advertised as newley decorated and carpeted, this was true to a very poor standard the walls had holes in them which had been covered with peices of paper and then lining papered over they hadnt even bothered to take the border off under neith, this was the same althrough the house. The front garden was heavily over grown with the previous tenants swing and broken trampoline in the garden, these where removed after a number of phone calls! the area of grass that had been under the trampoline was non existant. We spent the whole of last summer taking care of the garden and it looked lovley when we left. The path that was in the garden was all broken tarmac this was reported straigh away and took them 12 months to come and start fixing which they dug up and then left us with it a mess for another 4 weeks before returning to finish the work. The living room had a laminate foor down on an uneven floor so it kept seperating they sent out 2 guys to fix it at least 6 times but eventually we bought a rug to cover the gaps as we have a young baby. When we moved in there was no television arial in the living room and was made to wait 5 days for 1 to be installed. The kitchen was very dated some of the cupboard doors where falling off the understairs storage was completlry unusable with plaster palling of the top and broken stairs so was never used we bought ourselfs a shed for storage. The bathroom again was very old fashioned the washers keptt going in the taps as they where old style taps the toilet kept leaking the tiles where covered in grime. The attic room where my son slept again had been decorated with lining paper which due to the heat fell off the walls! we asked if we could decorate it and was told we could and that we had to let them know what we had done so that the itinory could be updated to reflect this so the walls under the lining paper where appauling the plaster was falling off the walls i took photos of this as some of the holes where as deep as my finger! i filled all these holes and painted the room and informed martin and co of this change and even had an inspection after it had been done and was told that the room looked much better! but they are wanting to charge me over £800 to redecorate this room!!! We are being charged £106 for skirting boards in the living room that need repainting due to the floor having to be repeatedly taken up and put back down as the beading took some of the paint off! £45 for re painting the kitchen that i re painted white again 3 days before moving out! There was no shower curtain present in the house when we moved in and the new house we have now has a shower screen so we left ours which was perfectly fine they are charging us £17 to remove a shower curtain and put in a new 1. a Smoke alarm in the attic that didnt have any batteries when we moved in so we didnt put any in as there was a smoke alarm at the bottom of the stairs we are being charged £6. The eaves cupboard that was full of bags and units, we left them there as they where not ours they are chrging us £5 to remove it! A bulk head light that never had a bulb in when we moved in and we dont use outside lights as we didnt use the door on that side of the house we are being charged £4. £35 For 2x metal bins and 4444x plastic flower pots that where there when we moved in and included in the initial itinery. And £127. for cleaning plus labour charges!!! They are not allowing for any fair wear and tear! how can cream coloured carpets look brand new after living in the house for 17 months 2 adults and 2 children. The biggest kick in the teeth came to us just after handing in our notice as on the saturday night at just after 8pm the electric fuse blew and the box was sparking! we rang the emergency out of hours contact number 16 times to have to continually leave messages it wasnt until the neighbour returned home from work that i was able to contact yedl who at 1 am sent out an engineer! we recieved a phone call at 9 am sunday moring to see if we had got the electricity back on yet! we have a baby who needs bottles steralising and they was happy to leave us over 13 hours with no electric we was told what do you expect on a saturday night after 8pm people have plans!! where no a 24 hour call center and all this coming from angela the woman who not only owned our house but the franchise of martin and co in saltaire!!! stay well clear!! i know there is a lot here but i want people to see what you are letting your self in for! very bad communication and service! we are now going to dispute these charges but how far we will get is yet to be seen!! please please dont rent of this mickey mouse company no matter how desperate ypu are as it will come back to bite you!!!!! The kitchen had a cheap brand new cooker in where the grill and oven is all in 1 so had to use
