Myself and my partner recently viewing a property with the agent David from Martin and Co.
We were greeted by a gentlemen outside the property. This gentlemen did not introduce himself but said he had several people viewing a flat, therefore we assumed this was the agent showing us around. Another lady got out of her vehicle and said she was also viewing the property. The gentlemen then said he had 4 people in total viewing the property at the same time, we were a little confused at this point.
The gentlemen then said that the tenant may be still in the property and may still be in bed with his girlfriend. This did not come across at all professional. We were also confused as the advert for this property said the flat is available immediately, as the tenant is still in the property this obviously is not the case; there is my first complaint.
The gentlemen led myself, my partner and another lady into the building and up to Flat J. He knocked on the door and a young man answered. The gentlemen went into the flat and shut the door in my partners face, as she was following behind him. Seconds later he opened the door and made a sarcastic comment ‘You might need to come in to view the property’. Obviously we would have if he hadn’t shut the door on us.
We entered the property to find two tenants sat on their sofa. The agent said for us to look around. This felt extremely uncomfortable as the tenants were sat their in their Pyjamas with strangers looking around their small flat. Additionally, there was no ventilation as no windows were open, as per Covid regulations.
The tenants did not leave the property temporarily whilst we were looking round therefore at one stage there were 6 people in a very small, non ventilated area.
We looked round the property and then just left without much being said by the agent. Another gentlemen turned up and was let into the flat, therefore at one point there was 7 people inside.
Only myself, my partner and the lady we first came in with had masks on. The agent did not have a mask on and did not attempt to social distance.
Overall I feel that the whole viewing was frankly a complete shambles.
The agent was rude, sarcastic and unprofessional. He did not abide by any Covid regulations that you yourself set out in our viewing confirmation email. He was not wearing a mask. He had arranged 4 viewings at once for a very small property. The tenants were still in the property during the viewing. There was no attempt to ventilate the property to reduce risk of transmission of Covid 19. The agent did not provide us with any information about the property, I.e rent, move in date, bills, processes etc. The agent allowed us to leave with no information and said to just call the office in a very dismissive way.
THEN - when I wrote to complaint I got a dismissive email from David himself more or less saying that we need to get on with Covid and get on with it.
Never had such shocking customer service in my life!

Avoid at all costs. They do max 10 overall pictures of the room when checking in and when checking out around 200 of every old and new scratch there is claiming youve damaged the property.
Almost forgot to mention the stories they can come up with to get your deposit. Unreal!

Should have really realised that this was one to avoid when they charged a 'non refundable' �300 holding deposit, landlord didnt bother to fix anything on our inventory. Went downhill quickly when it took 4 months to fix our Boiler over the cold winter period and was made to feel like a fake as they didnt believe that we had the same error message even after their fixes. Was told at start that we could have rolling contract after 12 months, when we needed this we wernt allowed to do it, meaning we had to move out. before we knew we had to move we were offered to extend by 12 months but were told landlord was putting up rent. Once we said we had to move, they then marked the property on the open marked at �50 a month less than we were offered. Now we are in a battle for our deposit as we are being told that we have to pay for a lightbulb (one blew while we were moved out) and marks on walls which were not us, even though no effort was made to remove marks, cat scratch marks and chipped plaster before we moved in. Not impressed, not using them again, and certainly not recommending them.

Renting is becoming a mine field David always looks after his landlords and is very knowledgeable if things go wrong which sometimes they can because unfortuneatly there are some bad tenants out there. He is always at the other end of the phone when needed and very hands on. Paul again is very knowledgeable and always at the other end of the phone to advise. I have used a lot of agents but never found one that is landlord friendly. This is not to say they don't help the tenants they most certainly do I always say if someone writes a negative comment there is always two sides to a story. Tenants. who are honest look after the landlords property and pay the rent on time are most welcome I would recommend Martins Banbury if you are a landlord or tenant

Absolutely avoid even if you are desperate!!!! From word go we had a lady called hayley show us around the house. She knew absolutely nothing about the house everything we asked she had no idea on! I applied for a property at Martin and Co and explain that a issue may come up on the credit reference, Olivia said not to worry because we can have a guarantor so the property would be secure. I then wait to hear from the reference company get informed that my partner had a CCj on his record for £56.00 we then get told there's nothing we can do we have lost the house not even a guarantor could help. I phoned back leaving lots of messages for Olivia to get back to me. She never did I had to keep ringing up she never actually phoned me back. We get told that if we could pay of the CCJ in full and get a confirmation that it had been paid of which we did under such strict time limits given to us by her. 4 days later she rings me and tells me that the confirmation was not good enough I then had to get confirmation from the court. I got this and a letter to say it's been paid and the court to ring her, they then said because my partner was living at the address all his life he should of been aware the CCj was against him!!!! So get told then to get a guarantor, got a guarantor and then she said because she doesn't have accountant this was notgood enough but still tried to get us to pay the extra £100 for the guarantor onto top to `try it`.
They also lied telling me it was the references finally decision not there's I spoke to the references company they said it was martin and co descion. The reference company also stated they were happy to go ahead with the confirmation we provided but Martin and Co was not!!!
Not professional at all liars and just want as much money as possible out of you.
I spoke to other agencies they said they wouldn't be so petty over a paid of £56.00 CCJ!!!!!!!!!!

They never took a proper inventory when the tennant moved in which looking at other reviews on this website is a common occurance with this branch.
The tennant had a dog with out permission which caused damage by chewing and digging, they never cleaned the house. The house was never properly inspected if it had these issues would have been picked up. how can you miss a dog?! but of course this was a personnel relationship between the manager of the branch and the tennant so it was swpet under the rug! she and the branch manager decided to drill through grade 2 listed Cotswald stone with out our permission to fit sky in up stairs in a new converted atic with brand new hand made dorma windows. I have to add legally you require listed building constent before you do this! And they just drilled away! When she moved out it was left in such a state we had to go for a walk to calm down. This was after we picked up dirty nappies in the car park.
The Manager refused to take damage out of the deposit and when we finally did get some money out for the damage the dog caused to the garden and furniture he then increased his fee's for finding a new tennant (despite us leaving to go to Hamptons) so the increase in fee's still left us out of pocket. He was disrespectful and from discussions with others who have worked with him childish and VERY unprofessional. They are unable to have a conversation with out shouting down the phone. Additionally they were unable to spot rent was not paid in full and argued that for weeks until they finally learned to count. Again like other articles on this website he has now been reported to the ombudsman for poor practice. We are still waiting for photographic proof the house was in a worse state when the tennant moved in! funny i dont remember leaving the toilet seat hanging off and mould around every window and drilled holes into the stone and dirty nappies and dog damage and kids scribbling on the walls? he still cant show us the inspection report as it was never done.
Avoid this estate agent. I would fully reccomend Hamptons, a tiny bit more expencive but very proffesional and they will look after both parties. And Joe you will know who wrote this and i am so glad i can warn other about your practice.

To the surprise of my child and baby who are sleeping that time that somebody is in the house. There is a door bell in the front door but my wife did not hear it ring ( mind you it rings very loud - you would not miss it). I believe, the situation could have been managed by real estate agent Nicola a lot better taking into consideration the privacy and respect for the people living in the house. I know they manage the property but they stillhave have to respect us especially during viewing.

I've been renting from various letting agencies for about 7 years, never dealt with Martin and co before this property, in the first instance, the person showing us properties never listened to our specifications and was more interested in us signing a lease. When we found a property, she told us it wasn't available until over a month after we needed the property, even though we regularly spine about when we needed to move. Then I receive a call, after finding a property and paying the deposits, that's we couldn't move in, "I'll get back to you" was all I got. I spend a week in panic trying to find a new property as my date to move from my old property was so close, finally found one and called them to get our money refunded, and was then told that "it's all fine, you can move in now".
In actually moving in, we walked into a filthy flat, dishwasher stank and didn't even work, cooker was thick with grease, carpet was stained and black and dust everywhere. As the days went on we found more and more damaged and broken things, reported everything, even the toilets didn't flush properly, we finally received the inventory 2 weeks after moving in to find it details a BRAND NEW flat, all pictures from when the flat was brand new, with no previous occupants. I immediately presented them with 41 photos and refused the sign the inventory,
THEY THEN ADMITTED THAT THEY DO NOT DO PROPER CHECKS ON PROPERTIES. And so the inventory was in fact act, old. Our shower was leaking and they did nothing until it started pouring into the flat below us. No information was passed to us, such as were the meters where, how we open the security gate at the front for visitors, and they even told us we had a band A property when it's actually band B.
This company ONLY are about getting your money and have ZERO customer interest. Everyday we are still finding damages and broken items.
Avoid at all costs, huge scam company, you WILL be messed around and done over.

I viewed a property which I wanted and they actively encouraged me to put down £150 to secure the property and take it off the market. I did this and they confirmed it was off the market. Within an hour of leaving their office I got a phone call saying they had higher offers and wanted more money. This put it outside my budget which they said their was nothing they can do. They didn't have an alternative and told me my £150 was non refundable as it was the terms of business.
I would understand them keeping it if I back out of the deal , but it was them. So I am either forced in to finding a property with them (which they don't have any others suitable) or lose my money.
I have raised this with the ombudsman and the Office of Fair Trading as it is a very dubious practice.

It all started from when we had our first viewing. We dealt with Nicola from the start, avoid this very rude and sometimes aggressive women at all costs!
On our first viewing we met Nicola and were shown the property very briefly, due to the nature of our situation we decided to go for the property. We didn't want to loose out so after the viewing we went straight down to the agents and asked to leave a deposit, which they insisted it be in cash, so while my partner was filling out forms I went to find a cash machine! By the time I arrive back it was closing time and the forms were almost complete, yet I was rushed and rushed into just signing and not reading! Very appalled at the unprofessional attitude I carried on reading through and checking everything. This didn't go down well to say the least!
Eventually we got into our property, after having to gut the place from top to bottom and remove a broken fridge, the state the flat was left in was inhabitable! After problem after problem and taking weeks to fix we were finally settled in, with all our bills finally set up ( don't use their free service for setting these up for you, it's free for a reason!)
Recently our contract was up for renewal, yet our landlord wanted to go private, because he was also disgraced by the lack of professionalism Martin and co demonstrate. After a lengthy discussion with Nicola over the phone, trying to figure out what was going on, I was threatened to be removed from the property, accused of verbally abusing her, and was told there just providing a service for the landlord. What the hell did I pay all my money for??? I would personally stay well clear from this branch, let Lucas are a good one for Banbury, they have friendly staff, cheaper fees and help you understand the whole process.
