A terrible agency, just awful. I moved in and the agents knew nothing about the property they showed me. I asked if it was mains gas & electric, it wasn't. It was meter. I didn't find this out until I had already paid and signed. There was rubbish and clutter left over, which I was told to clear myself, rather than them doing it. The staff were very unclear about fees. They had me sign the contract then charge me fees they didn't tell me about, and finally, when I left, they didn't cancel th...

We have recently sold our property through Martin and Co, and the process was very quick and smooth with absolutely no issues. Andrew's initial appointment was professional and helped me make what can be a difficult decision of which estate agent to choose easy. Awful letting agents, average fees but awful service! We moved in and our fridge freezer was broken, this was not sorted for 3weeks and they made us attend all appointments with the engineers so we had to leave work early! They won't move your checkout date earlier than the end tenancy even though both tenants were out of the country. We could hand our keys in but we would be charged for dust build up! I decided to get Martin & Co to give me some advice on renting my property as I'm a newbie landlord. Andrew came round and took some photos and advised me on many points. I worked with this agent trice on different sales and I am currently listing another property with them. Service they provide is of very high quality. I've been very pleased with Andrew and Viv. at Martin & Co in Basingstoke. They have been managing my property for 5 years. I've not had a gap in rent and my property has been well managed by them. *As a landlord of 32 years, due to employment circumstances I found myself needing to rent for 1 year and contacted Martin & Co.. Initially they were helpful in a very stand-off'ish way, the impression being conveyed was one of just sign, don't ask questions or we'll offer it to someone else. What agent could do to change your mind?
Provide the very basic service that both a tenant and a landlord wants in getting things repaired in a reasonable time. Learn a little about Customer Service. Learn that you're not the only agent in town and that tenants voting with their feet is NOT a successful outcome. I'd love to think that they were being clever by making tenants move on so that they could get more finder's fees, but I really don't believe that they have the intelligence to figure that regardless of how misguided it may be.

I have used Martin & co to rent my properties for the past five years and I have reason to speak to all staff at the branch, very regularly. I always find them to be polite, keen, enthusiastic and efficient and I feel that I receive excellent value for money from them. Within that year there they have not managed to get any thing sorted. However they have done a good job of charging me for all the services. This is the worst company I have ever been with, they never respond to emails, you have to email them several times to get a response even in urgent matters. A contracter who they use to come and fix lights actually warned us against them! They gave us the wrong parking details which resulted in us getting 2 parking tickets and refused to help and didnt event apologies. They would never notify our landlord about any issues. Awful. Tenant Fees

BEFORE YOU MOVE IN:
Set up fee (tenant’s share) £360 (inc VAT) for up to two tenants
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant Fee £60 (inc VAT) per tenant
Processing the application, associated paperwork and referencing

Guarantor Fee £60 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement

Permitted Occupier Fee £___ (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy

Accompanied Check-in Fee £___ (inc VAT)
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services

Pet Deposit Returnable additional Security Deposit of £Additional One Third of Advertised Rate
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy

DURING YOUR TENANCY:
Amendment Fee £___ (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee (tenant’s share) £75 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

ENDING YOUR TENANCY:
Check out Fee (tenant’s share) £85-£200 (inc VAT)
Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit(s)

Future Landlord Reference Fee £___ (inc VAT) per reference request
Collating information and preparing a reference for a future landlord or letting agent

OTHER FEES AND CHARGES:
Lost Security Items £___ (inc VAT) plus item cost
Obtaining necessary permissions, sourcing providers and travel costs

Out of Hours Services £60 per hour (inc VAT) plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate

Unpaid Rent / Returned Payments Interest at 8% above Bank of England Base Rate from date due

Professional Cleaning (if required) £15 (in VAT) per hour which will be deducted from the Security Deposit
Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
