I was quite happy that I did not have to pay extra fees when I decided to decline my initial interest in the property from the Moortown branch and go with the property with the Morley branch (as the reference search had already been done once by the same company). This meant that I got the property I really wanted and very grateful for this.

I feel that the protracted Letting process, the frequent change of Agent, and the lack of direct involvement at the Viewings stage may have led to poor reputation of the property in the market, and thus a need to reduce the asking rent several times - which may well have contributed to the length of time it took to get this property let. Having thus lost 3-4 months rent, the Fee does feel to be on the high side. A prompt Let would have made the Fees seem a great deal more reasonable.

It's been a few years since I last applied for a new tenancy and so expected a rise in fees. Manning Stainton were pretty reasonable - in line with other agents (they're also upfront about the charges unlike other agents) and we managed to get them half price.

All agents will do a review on RightMove etc so that they can get an idea of what rents have been achieved in the area. Manning Stainton (and others) did this but in my opinion the few houses that had been let around me were either smaller or had been let too cheaply. If you think you can achieve a better rent than the local average, there's no harm in trying. Certainly didn't harm interest in my property this time.
