Linley and Simpson were fantastic agents for us.. Adam Lowman and the team were professional and attentive throughout the whole process of the sale.. I have never felt the need to reveiw any service before but Linley and Simpson went the extra mile and deserve recognition for this!.. A big thankyou to everyone at the York branch and certainly not forgetting Sarah Hillyard from Leeds for seeing it through so smoothly to the end!. You are all highly reccomended.....

Cheap fees and that is the way they work the agency. Disorganised and wholly uncaring and really only use them as a letting agent on a fully managed basis if you want shoddy work and no commitment to representing the landlord...

My experience was extremely poor with Linley and Simpson. Incompetent staff trying up extort every penny out of you for a poorly carried out job. Avoid using them....

Jo and Rosie at Linley & Simpson have been extremely helpful in finding me a home. They have listened to my individual circumstances and have made the process really smooth. Linley and Simpson, have been fantastic throughout my tenancy. I had a property rented in York for 1 year. There attention to detail is fantastic and when I had a small issue, it was put right immediately despite, me telling them there was no urgency on it. L&S\'s quarterly monthly inspection report of the Landlord\'s properties need to be taken with a pinch of salt or totally ignored. Weeks after the outside of my York house had been decorated by Linley\'s own recommended decorators the state of the outside decoration was marked in an inspection as being worth only 3 out of 5! A feature felt worthy of criticism on one visit can be given the thumbs up in the next quarter. Do they write them up without a visit?...

Very poor service all round. They are more interested in taking money from you than making you a happy tenant. Particularly bad is their understanding of tenancy law, where they will often lay threats or try to tie you into contacts, citing poor understanding or agreements...showing a complete lack of understanding and lack of training. They will try to sting you for a 6 monthly admin fee, saying that this is part of the contract; which is totally untrue, as you are automatically on a rolling...

Linley and Simpson are unprofessional, rude and unhelpful. As soon as they have taken your money, they stop caring. When I moved in, I asked on 4 occasions if I needed to do anything, only to be told "no", and yet on the day I went to collect the keys, they asked for letters of reference, letters about the deposit, proof of ID - they had had 6 weeks to ask for this, and then they lied about the efforts they had gone to. This agent will never change my mind. I dismissed the first signs of incompetence as I thoguht the staff member was simply inexperienced, but now I realise it\'s a problem with the entire staff body.

Please please please, if you care about your kids and care about your mental health then DO NOT let ANY properties with Linley & Simpson. They simply don\'t care about you and they NEVER get back to you, are completely RUDE beyond belief (especially the so called "staff" at the York branch). Please do not use them. You will regret it one day. We had a terrible year with them. They were happy to let dangerous problems persist. I beg you not to use them....

Inept and rude, a terrible combination for someone supposedly providing a service. Went in to sign contract and two women on Reception spent entire time socialising (talking about nights out, gift ideas for a family member etc.) loudly while I was trying to read the contract - even had to wait for a pause in the convo to ask something about a clause (which she couldn\'t answer and shrugged off). Could never answer my questions whenever I rung up and usually never bothered to ring back once...

PLEASE PLEASE PLEASE DO NOT DEAL WITH. They are so so bad I have lost all faith in mankind! They were prepared for my chilsd to live in a filthy place when we moved in. We had a number of issues with Linley & Simpson which were never ever dealt with and their management are extremely rude, unprofessional and untrustworthy. Typical old fashioned slumlord attitude from the female members of this practice (the men appear better educated and seem to understand the concept of customer service). You would have thought that paying almost 2 grand a month I might be treated with a modicum of respect but unfortunately not. I found all the members of staff at the York office a pleasure to deal with, nothing was too much trouble. They made the whole process from initial viewing to move in stress free and straight forward. I would recommend them to anyone looking to move in the York area....

I was disappointed with the state of the property upon moving in and even more disappointed with Linley and Simpson's lack of involvement so far to date. Upon entering the property, I was struck by the strong smell of cigarettes which took several days of cleaning before it began to dissipate. There was also nicotine staining to the light cable and curtain rail in the main bedroom, which was not detailed on the inventory. Emperors Wharf is a strictly no smoking building. What agent could do to change your mind?
Linley and Simpson have provided an inadequate level of service at almost every juncture. They did not fulfil their obligations in the first instance, prior to my moving in, so I have had to put up with their mistakes. If the staff (apart from Julie) had been more understanding and willing to go out of their way and fulfil their responsibilities as letting agents, I would have been happier. Instead, they are doing their tenants a disservice. Emperors Wharf is a lovely building and the flat is perfect for a single working person living in the centre of York. But it is a shame that Linley and Simpson, the property management company, and Mrs Forbes the landlord do not take a greater interest in the state of their properties and the satisfaction of their customers. I will certainly not be dealing with this company again.

Customer Complaints Handling

Procedure

Linley and Simpson aims to provide the highest standards of service to all its customers, but to ensure that your interests are safeguarded, we offer the following:

- If you believe you have a grievance, please write in the first instance to the Branch Manager at the office where your problem originated. Managers’ names and contact details may be found on our website.

- The grievance will be acknowledged within 3 working days, investigated thoroughly in accordance with established ‘in-house’ procedures and a reply sent to the complainant within 21 days of receipt of the letter.

- If the complainant is dissatisfied with the initial outcome, he or she can appeal to the Company Directors.

- Will Linley or Nick Simpson at 56 Street Lane, Roundhay, Leeds, LS8 2ET will@linleyandsimpson.co.uk or nick@linleyandsimpson.co.uk

- If the complainant is still not satisfied, Linley and Simpson offers independent mediation between the complainant and the company via The Property Ombudsman for Lettings.
