I chose Linley & Simpson to sell my property as I had previously used them as a landlord and had received reasonably good service. What a mistake. I would not recommend Linley and Simpson. They have little time for tenants and show scant regard if there are problems. They try and use technology such as texts and emails but half the time these do not work or you get bombarded with them. I found the whole process of renting from them to be unprofessional and tedious. They treat the tenant with contempt and their whole process is officious. I would not advise ANYONE to rent through Linley and Simpson; in my opinion I have never dealt with a more unprofessional company. My advice would be to record all correspondence - phone/mail/letter (preferably put everything in writing and keep careful copies) because you will need it. You will also want to go over the inventory in fine detail, contest anything even slightly untoward, and take your own pictures and send them to them; if you don't you are open to abuse. As with any bed review, it is never an easy read. Sometimes mistakes are made and certain individuals have reason for complaint, despite our best efforts to rectify matters. However, I do not believe that this is one of those cases. This particular tenant does make one good & valid point though. You definitely should go over your inventory in fine detail, and we tell all our tenants the same when moving in. We spend a lot of time preparing our inventories and they are very detailed. ....

I dealt predominantly with Rik Mandalia and was very impressed with all aspects of my dealings with him in regard to securing new tenants , Rikesh was a pleasure to deal with , for lettings in the LEEDS 8 area i would recommend Linley & Simpson as they have always secured new tenants for me as soon as a previous tenant has vacated....

Where do I start? These are the worst estate agents I have ever had the misfortune of encountering both as a landlord myself and a tenant. Never in my life have I met a more incompetent man. On numerous occasions I have requested a call back from him. He NEVER rings back. It is always the customer chasing him. I have had work to be done in my property, arranged by Linley and Simpson which the money has been debited from my account and not completed, or ever started for that matter! On both occasions I found the whole team very receptive to my requests and very efficient at answering my queries and issues. Get gas certificate before we were due to move in, to give time for remedial work before it became an emergency. Check that the alternative source of hot water was working. Prioritise families with young children. Swiftly follow-up subsequent safety and security issues, e.g. faulty electrics and insecure front door.

There is one very big problem with renting a property via linley and simpson and that is the 2 month notice period you contractually have to give when you vacate a property. I have rented a number of properties in the past and never before have i ever seen a 2 months notice clause. The clause requiring a tenant to serve two months notice to terminate the tenancy is clearly stated in our agreement. It is transparent and is in no way hidden from any prospective tenants. Customer Complaints Handling

Procedure

Linley and Simpson aims to provide the highest standards of service to all its customers, but to ensure that your interests are safeguarded, we offer the following:

- If you believe you have a grievance, please write in the first instance to the Branch Manager at the office where your problem originated. Managers’ names and contact details may be found on our website.

- The grievance will be acknowledged within 3 working days, investigated thoroughly in accordance with established ‘in-house’ procedures and a reply sent to the complainant within 21 days of receipt of the letter.

- If the complainant is dissatisfied with the initial outcome, he or she can appeal to the Company Directors.

- Will Linley or Nick Simpson at 56 Street Lane, Roundhay, Leeds, LS8 2ET will@linleyandsimpson.co.uk or nick@linleyandsimpson.co.uk

- If the complainant is still not satisfied, Linley and Simpson offers independent mediation between the complainant and the company via The Property Ombudsman for Lettings.
