Appalling estate agents, if I could give them zero stars I would. Fees are extortionate, staff are uncooperative and argumentative. Extortionate fees, this seems to be how this agency make their money. When your contract runs out, we had a year contract, rather than do what most agents do is to continue the contract on a rolling basis Letting Direct attempt to oblige tenants to sign a new contract, locking them in for another 6 or 12 months and charging a £200 fee in the process. As a previous reviewer comments there is a £95 deposit release fee when you move out, even though there is a third party company that deals with the deposit and seems to do all the admin for the deposit. Finally in moving to a new rental property as standard I needed a reference from my previous agency - I was charged £20 for that.

Worst agent by far in 20+ years of letting. DO NOT USE!! Very low standards which they consistently fail to meet. All they are interested in is collecting monthly management fee. Their property inspection reports are a joke. Lousy management, definitely not value for money. Any repairs carry a hefty premium. I was even charged for a quote which was extortionate so I had another firm carry out repairs. Property inspections can't be trusted.

I can't remember who I dealt with, but as a prospective tenant, I felt that I was treated with utter disregard. I had to repeat information and answers to questions numerous times, including that I was not on benefits, and would be the only person occupying the residence. I waited to receive my deposit back before writing this, because this letting agent cannot be trusted. Utter shambles from start to finish. Bad, not sure what my admin fees paid for as they didn't get the admin done on time, had a renewal fee of over β€š£100 and a β€š£95+VAT check out fee.

A Strong advise: Do not use this letting agent, no matter how good the property is. You will make your life miserable staying in the property managed by them and even after you vacate the property, they will just try to mint money. This letting agent is terrible. Agent just charged around 200 pounds (dont remeber exact amount) as check-in fee. But only made the checkin a horrible experience. It charged 95 pounds for deposit release fee, which I don't understand why.

I have rented my property out for over 5 years through Approved Property in Havant and was always happy with the services however ! They were taken over by Lettings Direct in December last year and that was when my problems started. Me and my wife had problems with this agency since we started the tenancy and when we left the property 8 moths ago the thing started getting crazy. We are disappointed to hear that a Tenant was unhappy with the end of tenancy procedure. As with all residential tenancies there is a contractual obligation for exiting tenants to have properties cleaned which includes carpets. At the end of the tenancy period the Letting Agent is instructed by the Landlord to perform a check-out which is a report based on the original property inventory. What agent could do to change your mind?
Be helpful, maintain professionalism in terms of customer service and communication, do your job competently by responding to email/telephone concerns regarding repairs and maintenance of the property to a standard expected by both landlord and tenant.

The agency is similar to all others, Excessive fees charged for services including inventories, check-in, check-outs, administration that have no real legal standing and could perhaps be made cheaper by having a standard package charge that reflects the work/manpower involved

This has been the worst maintenance we have recieved from a lettings agency ever. Absolutely appalling. Our boiler broke down and they left us without hot water for over one month.. Their communication was poor and we felt like we were chasing them up most of the time. e.g not returning calls, not responding to emails. They sent out a handy man several time who clearly had no idea how to fix the problem and actually left our boiler leaking until it was finally looked at by a professional company...

If you decide to rent a property through lettings direct they will take you for as much money as they possibly can during your tenancy and at the end. They never help to get problems sorted whilst you are living there. For example, our oven stopped working so we informed lettings direct the next day. But they did nothing apart from getting somebody to come round to give them a quote. They left us without an oven for 12 weeks of a 6 month tenancy, which was the period over christmas and new year....

The first agent I had to deal with did not inform me of all the fees that were stated in the contract. There were extra fees included in the pages at the end of the contract that I had to pay when the contract ended. To give more detail: Usually agencies have an Agency Fee which is paid at the start, but this agency also has an ending fee, which has to be paid when the contract ends, i.e. when you move out. What agent could do to change your mind?
The agents should have been more transparent and inform me of all the fees. I did not read the contract because I did not have the time and it is full of Jargon. I have moved several times and read previous contracts. These generally say the same thing. They cannot expect one to read the whole contract, especially in the case of a more experienced tenant. Therefore, they should have a more transparent attitude. They only pretend to be friendly or transparent. They only work in the interest of the Company or of the Landlord, not that of the tenant.
