The admin fees are higher than other agents we have used. Half of a months rent is added to the fee so the higher the rent is, the higher admin fee you pay. I don't believe that the cost of a months rent changes the cost to draw up the contract etc and shouldn't factor into the fee.

The initial fee was half a month's rent plus VAT, or ‚£250 plus VAT - whichever is higher. We feel this was an acceptable fee but we do not understand the reasoning behind the fees being different depending on the rental price of the property.

Agent fee is fine. 1 feedback regarding to maintenance charges, would it more reasonable if the fee for maintenance which is bound to landlord capped at certain amount, instead fully bound to it. For example landlord would only pay the 1st 150 pounds for any maintenance whereas the rest will be bound to tenants.
