Since letting through Horler Associates we have found them to be very efficient in all aspects of letting. The staff are very good at communicating promptly and problem solving when maintenance issues arise. For example, boiler replacement, plumbing issues and electrical faults. First point of contact was Emily who firstly did the valuation and put the details and photos of my property on the Internet. I was impressed with her professionalism. Great agents even though they are a small team in the office, they help you the best they can which is always to a High standard, all issues are acknowledged within reasonable time and acted upon promptly.Kane helped us negotiate the final rental rate which was really appreciated especially being a new family. Horler staff are all very friendly and I felt Kane really listened to what we required from a new property. He was honest about prospective viewings and therefore I felt didn\'t waste my time with those that wouldn\'t be appropriate. Check in and check out is well managed and regular checks are made. When I first viewed the property I am now renting, I needed to move within 48 hours. Horler worked tirelessly to get everything done to accommodate me. Since then, I have continued to develop a good relationship with the lettings team. Nothing is ever too much for them and I don't have to worry about them chasing things up on my behalf if needs be. My previous experience of dealing with a Letting Agencies has not been that great, being a first time renter I have been through many agencies to find the right property for me and my boyfriend and our two lovely dogs. Preliminary Administration fees

References

We always take up references on applicants and these will be obtained using the information provided in this application form, which must usually be submitted for each adult who will live regularly in the property. All such adults will normally be named individually on the tenancy agreement and will therefore be fully responsible for the property.

Referencing Fees

A referencing fee of Β£90.00 + VAT per person needs to accompany each application form to cover initial reference processing costs. The referencing fee will not be returned if you withdraw your application for any reason or if, in our landlord’s opinion, satisfactory references are not subsequently obtained.
* Applicants who have been in the UK for less than 6 months may be charged a higher referencing fee.

Guarantor fees

Should you be requested to provide a guarantor for your tenancy to be successful you will be required to pay an additional Β£50 + VAT per guarantor for the guarantor’s application to be processed. They will also need to provide photo ID and a utility bill.


Administration Fees

We charge an administration fee of Β£100.00 + VAT per tenancy. This charge is due, and payable along with initial rent, deposit etc, prior to the tenancy commencing and is non refundable if you withdraw your application for any reason or if, in our landlord’s opinion, satisfactory references are not subsequently obtained. It may be refunded however, less any specific costs we have already incurred, if due to unforeseen circumstances the landlord withdraws the property from the market.
If a tenancy is renewed, a charge of Β£50.00 + VAT will be made of each individual tenant or guarantor for administration and signing of a new tenancy

Check – out Fees

A check – out fee will be charged to the tenants on vacating the property. This charge will be dependent on the size of the property and the check out clerk used.

Complaints Procedure

Horler Lettings Ҁ“ Complaints Procedure.
Information for Customers
Horler Lettings are a member of The Property Ombudsman Service (TPOS) and we aim to provide the highest standards of service to all our clients. Should you wish to make a formal written complaint, please follow the stages below.
Stage One - Branch Lettings Manager
All complaints should, in the first instance, be directed to the Lettings Manager of the branch you have been dealing with. Complaints made in writing will be acknowledged within seven working days. They will endeavour to resolve your complaint immediately, and no later than ten working days of the first notification. We do recommend that where possible you outline your complaint in writing, especially if it appears a complex issue.
Stage Two - Senior Lettings Manager
Should your complaint remain unresolved, then you can refer it on to the Senior Lettings Manager responsible for the office in question. We request that you send a written summary of your complaint to the Senior Lettings Manager within one month of receiving the Branch Manager's response. The Branch Manager will provide you with the Senior Lettings ManagerҀ™s name and address (of their office). The Senior Lettings Manager will acknowledge your complaint within seven working days of receipt of your letter and provide you with a written response within 15 working days.
Stage Three - The Property Ombudsman
After you have received a response from the Senior Lettings Manager and if you are not satisfied with their proposed resolution, you may approach The Property Ombudsman Service. Details of how to do this are contained within the Senior Lettings ManagerҀ™s final view point letter, The Property Ombudsman consumer guide or online at www.tpos.co.uk
Please note that you must do so within six months of the date of the final letter. The Property Ombudsman will not consider your complaint until our internal complaints procedure is exhausted.
