When I first viewed the property it was ‚£395 but I was quickly offered a reduced price when I expressed that felt it was too expensive. The rent has only increased once in the 3 times I\'ve lived there and I have always considered it reasonable.

To clarify, Happy Lets do not charge any agent fees to tenants. Not one penny is charged over and above the rental for the property and the security deposit which is refundable at the end of the tenancy in line with the tenancy agreement, There are no 'expectations' or set policies with regards to paying in advance and this is not demanded of anyone. Fees

LANDLORDS
We are confident our fees are competitive with other ARLA Licenced Agencies.
Please contact our office for a free, no-obligation property appraisal at which we would be happy to discuss achievable rental, our services and fees.

TENANTS
We charge absolutely no upfront fees to tenants.
All that is required to move into a property is one month's rent and deposit equivalent to 6-8 weeks rental depending on the property.
Deposit is held in a Government Approved Tenancy Deposit Scheme until the end of the tenancy at which point it is refunded in accordance with the terms of the lease agreement.
