I feel like I have been tricked into renting a property that has been left in deplorable conditions. The check-in has not been conducted in my presence and from the first day I reported various repairs to be conducted but none of them has been addressed since I moved in. My local branch Haart Maidenhead refuses to take any responsibility for the repairs and tell me over the phone that the branch is "the sales dept". I have been calling and emailing the Haart Property Management for over a month to explain my issues and they keep telling me there is nothing they can do for me as they "can not reach the landlord" who apparently has to agree to conduct the repairs. The only time they came back to me was to ask for my rent money although they did not address any of my issues. Apart from the repairs, my property was handed over to me infested with earwigs. As a result I feel that the property is unfit to live in. I have asked several times for the operators to raise the issue with management but they have not done so. I feel completely abandoned and hopeless! My advice is to never get near any Haart lettings agents, absolute crooks. I wish I read reviews before moving in...

Expensive. They say their fees reflect the fact they offer a unique service in Maidenehad. They quote standard fee is 2% but they always come down.

Terrible experience with Haart Maidenhead.

All the staff at the branch were either demoted or resigned. Real problem with the senior management in the business.

Terrible and awful customer service
From our experience, Haart is definitely the worst renting agent I ever encountered in my 10 years renting history in and near London area. No matter if you are the landlord or the potential tenant, I strongly advise NOT to use Haart because the customer service just ends right after you signed the contract and direct debit form.
After we moved out from the flat in Maidenhead in December 2014 (agreed date, notice given two months in advance) and landlord cleared the moving out check, Haart held the remaining rent and check-in deposit (this is from April 2014 when we moved in) till now. My wife and I have made numerous calls and never got it solved. I called Haart local office, main office, customer service etc. In the end I had to put it to Small Money Claim Court. For the last year and half, I only received one call back from Haart (and that is after I made the claim) although all the calls I made I was told they will call me back ASAP.
I am posting the photo of the claim and Haart's response. A comment to Haart's response to court (funny you would take so much effort to response to court but not to tenants): 1)Haart is the renting agent for the landlord who takes the money, the rent was paid by direct debit to your account not the landlord's. I think it is your job to take care of overpayment/underpayment. 2)We were not told anytime it's his job to return the money the first time we heard this excuse is after the claim in court. 3)We were never told to contact him for this! BUT we have talked to him during our initial claim with Haart, he says Haart is managing the money transactions. 4)From Dec01 to Dec17 you have double rents received, because the new tenants have moved in. You should have returned our rent immediately after you received the check-out confirmation.

I viewed a property in Slough with the help of Haart, Maidenhead branch. Before we finalized I clearly told that I will be staying in the property only for 8 months, Jasmine on behalf of Haart agreed to it and I made my first payment to Haart. They presented a tenancy agreement to me on the day of moving in (that too after multiple emails and calls), which was for 12 months. When I objected to it and asked for break clause Jasmine told me that the agreement can't be changed now as it will take min 15 days for a new one, also the owner has signed this one, so I can accept it and move-in as planned and regarding my 8 month's stay, I can give a notice of two months and they should be able to release me without any hassle. I wasn't much convinced but Jasmine said I can trust her and she will help me in release process when there will be a need. I signed the agreement (I curse myself for doing so....) and moved in. After spending about 6 months I called up Jasmine on office phone but she wasn't available at that time. I tried to reach her for couple of days but no luck, so I dropped her an email saying I wanted leave the property and please help me with release process as agreed. She gave me a number and suggested to talk to them. I followed as directed but the lady on phone was telling me about 12 months contract, I tried explaining her about my discussions with Jasmine, in turn she asked me to get all that in an email. I wrote a detailed email to Jasmine asking her to confirm, she didn't reply for about a week. then I looped in Maidenhead branch in the email where Mellissa came in picture. She refused whatever I mentioned in my email and asked me to pay early release fees which was 650 GBP. I tried my best to explain her, also requested her to check with Jasmine once but she was adamant that nothing of this sort has happened. No response was received from Jasmine when all those emails were floating around. That moment I knew that Jasmine has trapped me well in this and I have been cheated. I asked Mellissa about the release fees and on what basis they came up with this amount. Mellissa stopped responding to my emails, after two weeks she responded saying I am delaying the release process, so better I should pay up whatever amount she says otherwise they will not be able to assist in release. I was shocked. I told that I should be knowing why I am paying this much amount for? and the delay is not from my side, its you who responded after two weeks. then she said if I ask more queries it will be delayed further and she will NOT be responsible for it!!! Luckily I got an email from Haart asking me to pay 400 GBP (why 400 they never told me). Finally I paid that amount and got myself out of the trap. I constantly chased them for my deposit which I got after two months.
If I ever come to UK again, I will prefer to stay in shelter home rather than choosing Haart.
To readers: please read the agency reviews before making any decision, I made a mistake of not doing so and I have experienced the pain.

What agent could do to change your mind?
Returned our money and stuck to their word. We were put out because of them... have some humanity stayed away from my 1year old baby for 2and a half weeks because we had to stay with friends until we had received our wages, it could have been avoided if the money was returned in the first place. Clarified all details between landlord and tenant before asking for deposit to avoid the whole issue in the first place.

The money left our account on the 29th of January 2014 we are now 5th of march 2014. We have requested the payment several times and been asked to provide all sorts of card details although no payment has been received neither has there been any correspondence to emails sent in the last 2 weeks. They have asked for details that no one is comfortable disclosing such as 3 digit security number. Their reason for this is to avoid any fraud. We have been nothing but understanding. In all this process we were homeless and unable to put our money down on another house due to Haart withholding our money. To them it may be £300 but to us it was seperation from our child and a lot grievance. we explained the situation to them and they seemed understanding on the phone but when it came down to refunding us no action was taken as far as we can see. Eventually my husband got quite angry and said "your taking the piss" we were then accused of swearing which in all honesty is justifiable after all we were put through. They have said 3-5 working days on several occasions and we just don't believe it anymore. I even sent a email with an ultimatum if they did not pay within 7 days we would take them to court seems that did not even give them the nudge in the right direction. We are still awaiting our money, would highly recommend NOT to use their service. They are quick to take your money but take their time to give it back if they ever do.

We had to arrange for everyone to send their references in when it is not our responsibility. As I was on a temporary contract we could then only sign for 6 months (when we wanted a year) as there was apparently too late to get a guarantor (I had already told them I was on a 1 year work contract) and had to pay a contract renewal fee.

What agent could do to change your mind?
When I went with the agent I said I needed phone calls and updates all along the way. Their solicitors were totally inactive as far as progress was concerned. Haart could get different solicitors who are working with them and will keep people up to date. They also need to monitor the solicitors to see they are keeping \'Haart\'s clients\' happy and informed.

Even though I used the most expensive agents in Maidenhead, I thought I would get a better service so was happy initially. Getting clients through the door was pretty good but once I accepted an offer all works stopped as far as the agents were concerned. I had to ring constantly, I sent several emails to see what was happening and did not get any response. This was the manager who just dodged any conversations when there were awquard questions to be answered.I treatened to take the property off the market which still did not focus them and then, 3 weeks later, through my solicitors website, I noticed my buyers had not done anything. Haart had recommended their solicitors which were totally unresponsive and were not pro active. They waited all along for the buyers to do things at their pace (not a problem in some cases but these were FIRST TIME BUYERS) and if Haart were the professionals they should know they need their hands held and helped all along the way. in the end, I removed my property from the agents and removed the sold sign outside my house. The sale carried through as the buyers were introduced by Haart's. The best thing i done was just went with the agents for 12 weeks and not 16 as per their standard contract. If they cannot sell in 12 weeks they will not sell in 16! I would never use Haart Est agents again and would never recommend anyone use an agents solicitor, you are just another number in their books and they do not have any incentive to get things moving.
In the not too distant future, Estate Agents will be a thing of the past, as you can go online and get companies to market your property on all the internet sites which is wher most people start,at the cost of about £500.00 and they will take phone calls. You get your own solicitor and you then have some one you can call and get proper updates. The sooner Estate Agents realise this the better.

Lease ran from October 2010 to May 2012. Never needed to deal with them after move in ... thank god! Provided proper notice. During the month of May 2012, per terms and conditions they were to provide a detailed explanation of any deductions from deposit. Nothing heard. I initiated. They cited that I had made an unauthorised improvement to the flat by installing some kind of light switch upgrade. Utter nonsense! But that's minor. Come 1 June, when deposit is legally required to be returned. NOTHING. No email replies. No phone calls returned. It is now the 13th June and I have fed every lie in the book. Then even sent some kind of internal document claiming the funds had been transferred. Rubbish. I have filed written complaints with TDS, my solicitor, Trading Standards and the press. Hopefully one or more of these organisations can lend a hand. IMO Haart are probably not singling me out and likely hold on to deposits routinely. Are there others out here with a similar experience? They need to be held accountable.

I dealt with James at Haart in Maidenhead over the course of 8 months due to the protracted purchase of my new property. As is usual with certain purchases, the course does not always run smooth and there were issues below me in the chain that meant 1 or 2 drop outs. Haart, and James in particular, took ownership of the problems and actively managed and overcame issues as they arose. He stayed on top of the whole process, made regular and numerous calls to all parties to keep the chain of communication going (even whilst on holiday in Tenerife he was still sending e-mail updates)! Overall I can highly recommend the service I received - the fees all agents charge are not inconsequential therefore I believe it is important to at least get the best value for money you can and I have no regrets in choosing Haart in Maidenhead to sell my property and would use them again. I work in a service industry and provide high levels of service to my customers and therefore expect the same and on this occasion I was lucky enough to have received it! Mark

Haaaart are deeply incompetent. A year ago I was looking for a new house. I viewed ONE property who was with Haart. It was ok, but someone else put an offer in and it was taken off the market. Fine. Maidenhead, Burnham and Slough branches then bombarded with mail to sign with them. I ignored them as plans changed and I was already signed with another agent. They also sent property details that did NOT match our needs; they were deficient to the tune of one in the bedroom count. We then bought a house and moved.
Last week (a year later) I get a text message on my phone from them for a 2 bed house. A few days later I get a letter (forwarded from my ex-address) with 2 copies confirming receipt of an offer on a house I've never seen (not even a photo) and don't need. You guessed it - it's another 2 bedroom dwelling.
