I've just sold my flat with Fyfe McDade and I must say they where absolutely fantastic. I was with Alex in the Bloomsbury branch and he was just so great. Totally on the ball with everything and really went above and beyond numerous times. All estate agents walk a line between good customer satisfaction and generating business. The agent, * was highly unprofessional **in the process of negotiation. The contract itself is a sacred matrimony between the tenant and landlord, but she did not perceive it that way at all. She kept resending different versions of contracts citing preposterous reasons that she was careless". We could very likely be signing a contract of blunder. i have nothing but praise for this agent. Where to start, firstly they stood out to me because they're not in suits and were immediately engaging and friendly the moment I walked into the office. This is an absolutely horrendous agency. They are out to get you, your money and are absolutely rude about it. A failure to fix the water heater was a huge problem in winter. They also lied about the state of the property: the shower (something that obviously a new tenant will not have the chance to try out) was faulty and we spent the better part of the year bathing out of a bucket. Fees

Lettings Fees vary dependant on the number of tenants, this fee is inclusive of VAT, referencing and contract charges.

* 1 tenant - Β£275

* 2 tenants - Β£320

* 3 tenants - Β£375

* 4 tenants - Β£450

* We use an independent inventory company to carry out a Check-In and Check-Out reports, providing the landlord requests this service (we recommend this to protect the deposit). The cost of a check-in and check-out can vary and are set by the inventory company dependent on the size of property and the amount of furnishings in the property, usually the landlord pays for the check in and the tenant pays for the check out report.
Before the start of the tenancy you will be required to also pay:

Β· A holding deposit equivalent to two week's rent, but which will be offset against the initial rental payment should the tenancy proceed.

Β· One month's rent in advance (unless a longer period is agreed)

Β· Fyfe McDade is a member of ARLA (the Association of Residential Lettings Agents) and therefore benefits from its Clients Money Protection scheme. We are also a member of TPOS (The Property Ombudsman Scheme) who offer a redress scheme for unsatisfied clients and customers.

Β· Landlord Fees for Let only Service - 10% + VAT (12% Inc) of the agreed rent.

Β· Landlord Fees for Managed Service - 15% + VAT (18% Inc) of the agreed rent.

Complaints Procedure

In the unlikely eventuality you have a complaint about the service you have received from any of the Fyfe Mcdade Ltd branches, you should put your concerns in writing to the corresponding branch manager. The correspondence will be acknowledged within 3 working days.

The matter will then be investigated and a full response sent to you at the address or email address provided within 15 working days.

If you feel the matter still remains unresolved, then you need to address your complaint to a Director of Fyfe Mcdade Ltd at 1 Charlotte Road, London, EC2A 3DH, who will conduct an investigation and respond with a final viewpoint.

In the unlikely event that you remain dissatisfied, then you may refer the matter to the Ombudsman at the following address within six months of the final viewpoint:
