Agreed to waive the letting fee as it was advertised by multiple agencies then charged us anyway, then moved the new tenant in whilst we were still living there. Staggering incompetence....

What agent could do to change your mind?
Refund the deposit or least help me understand what costs you have incurred in five days. I also found out today that you have another rental applicant.
