I moved into the property a year ago which was a very quick, smooth process (certainly in comparison to other agents I've dealt with.) I've been renting on and off for some time now and think Edward Mellor's fees are fairly reasonable. Though I've paid less in the past I've usually received a worse service and there are dozens of agents out there who charge exorbitant fees (I cancelled two viewings because I couldn't see how another agent justified what they were charging.)

I moved into the area from around 60 miles away and right from the get go Edward Mellor were brilliant in accommodating me for viewings when they could. Compared to almost every other lettings agent, the fees were pretty reasonable. Perhaps as important, is that they were up front and no hidden costs at all. At least two other agents I dealt with had additional fees after the security deposit and application fees which I had to pry out of them (having previously worked in estate agency I was fully aware of this type of thing.) The whole process was incredibly smooth and comparatively affordable.

Having only ever had bad experiences with estate agents in the past I was not looking forward to dealing with another company and anticipated that they wouldn't be very helpful at all and would make moving even harder than it already is. Rebecca is my primary contact at Mellors and over the last few months our old tenant did a bunk and Rebecca has helped manage that process, refurb the house, get a new tenant, oversee the work around a break in to the empty property, and get the new tenants in. Everyone at mellors always seems v v busy but Lucy is polite and effie ident and gets the job done, which is exactly what I need....

Our initial experience was very poor. Nobody ever answered our phone calls, despite the fact that when we signed up for tge Gold Service we were assured we would get just that. Asrar Bashir has been very efficient in notifying us when repairs were needed. Since Rebecca Hoyes took over we have noticed a vast difference in service. She has been very helpful and dealt with all our queries promotly, keeping us informed of what is going on....

The first viewing and regular visit for monitoring the condition of the property was done responsibly and fully organized. I was having difficulty on making agreement that involved a guarantor. And Edward Mellor gave me a solution that really help me to get the tenancy contract without a guarantor. The administration process corresponding to tenancy is well organized and satisfying. We work with Edward Mellor's Property Management Department as a Contractor and have done for several years now. Asrar now has the maintenance dept running much more smoothly. With clearer lines of communication between him and the landlord the works are authorised much faster and we can aim to complete the job efficiently with the least disruption to the tenant and the Landlord receiving a prompt and honest service....

Rebecca helped to resolve a rent backlog problem for me. I thought she struck the right balance of understanding / assertiveness, and achieved a first rate resolution with the tenant remaining in place and the rent backlog cleared. Throughout she kept me informed with her progress and confirmed with me what action to take. this has been the first time I've dealt with Rebecca and on the basis of this experience I look forward to doing so again in the future....

I am a sub contractor to Edward Mellor I have worked with the lettings department for 4 years we have a great rapport with the staff and when deadlines are tight or emergencies come in we all work well together to resolve any problems. The company have been my agents since 2001 and have generally been efficient. Emma Mander and Sue Mushet particularly helpful. however last year there were some problems in relation to notices issued to a tenant and i worried that different departments were not working together. I have always criticised head office as they have repeatedly let the Hazel Grove branch down once they take over the letting process. However, since Rebecca took over she has been brilliant. We have just bought a property that was for sale with EM. I dealt with Linda mainly, but all the staff were really helpful, pleasant, polite and really friendly. Any queries I had were answered, and the staff returned all my calls and ensured a smooth stress-free purchase. A truly awful purchasing experience. The way in which we were treated was dreadful, Staff were rude, very unhelpful, cancelled appointments at the last minute, used undue pressure and were aggressive over the phone. It is dreadful as you have no choice whether to use them or not when buying a house as the seller has already contractually agreed to sell through them. Please avoid if at all possible....

Revolting attitude towards buyers (whom I might add that without they do not generate any income), smarmy and shifty demeanour with an overly familiar manner. Standard of English was absolutely appalling, most disinterested staff in the branch I have ever seen, who seemed to delight in ignoring customers. The most horrific and disorganised agent i have ever come across, bearing in mind that I have been a tenant in the city centre with some of the biggest agents- these by far top the worst ever. the lettings department is full of the most illiterate people. I have never met such a joke of agent in all my life, please stay away from the lettings department- not a thing will be done for you....

Edward Mellor provide the worst possible customer service and are also rude, liars, and you have to constantly chase them for anything to get done.and heavens forbid if you complain they then ban you from speaking to them or entering the branch they never helped with any problems of which we had many I would send all the staff on a training course including the manager and never use this joke of a company again!!!!...

I have had the misfortune to have my property let by Edward Mellors for the past 18 months. They charge a management fee but they perform little to no actual management and the actual property management is at best ineffective and unhelpful and worst down right incompetent. The tenant got into arrears with then rent during the tenancy, I called the office to be told "oh right, do you want us to do something abut that" yes as I pay you a management fee to deal with things like this...

What agent could do to change your mind?
I would suggest a couple of things, the first is regular updates on progress of things during the lettings process, a simple weekly email or phone call to say we have done x amount of viewings and the feedback is as follows. The second is to take ownership of issues and be proactive with communication and return phone calls. If someone calls on Monday for an update on something & they don\'t any update from Mellors until Friday and then it is only after a follow up email copying in the head of lettings...it really is not efficient or professional. Client communication is the biggest area that needs improvement.
