We rented a property through David Philips Stroud Green branch. It took them 4 weeks to clean the property to an acceptable level (after a 'professional clean' the floor hadn't even been vacuumed). One week after moving in we discovered that the Landlord didn't own the property outright and was breaking his lease by sub-letting it. DP said it was not part of their job to perform this diligence. What agent could do to change your mind?
Establish the legality of the tenancy they were proposing. Employ a professional cleaner who has a vacuum cleaner.
Comment on agent fees
We paid a total of ‚£240 in fees. What DP did for these as far as we could tell is print out a tenancy agreement. They made attempt to establish that the property was even rentable and they used an external referencing agency which I ended having to liaise with directly.

Hi Tom, Really sad to read your's and all the other reviews on the site. It was a great place to work at the time but I've heard some dreadful thigs over the past couple of years. I do hope that you've managed to sell the flat, and more importantly hope you are well, I miss your stories about the good old days of Fleet Street. Milo....

Do not use this agency. We let a flat with them for 15 months. Rent was always late, by three months in the end, and they owed us over £6500 at the end of the contract. They failed to get gas certificates, claiming the boiler did not meeting standards so certificates were not issued. Strange as our subsequent managing agent passed the boiler with no concerns on its inspection. Just wanted to also share our experiences of David Philips. He acted as the letting agent for our property for a year - not once paid the rent on time, and we repeatedly had to go into the office, email and phone. He never responded, the staff in the office were embarrassed and would end up apologising on his behalf. After a year (yes I know, idiots that we are) we kicked him to the kerb. I rented my flat out through these people, I have been owed several months rent and I have now found out that they haven\'t transferred the deposit to a third party and I cannot get the money back. I believe this to be criminal. Whatever you do, do not use this agent. If anyone has any advice as to what I should do to get the deposit and rent owed back, then please post a reply! I intend to look into and start court proceedings asap.....

Hi Bob and Abbe, Just been told about this site and have been having a read through the comments. Really, really sorry to hear of the massive problems that you (and many others) have had. It was always fairly simple to jump on David and get rents paid while I was there but it looks like that just went out of the window after I left. I just hope that you manage to track him down and get some sort of sattisfaction. Milo....

After seven months of trying to get my tenant\'s deposit back from David Copestake I went to the money claims court online. I was worried because the money had not been put in a protected scheme. David Copestake paid the deposit back but not the £70 court costs so I am entering judgement once again to retrieve this money. It is shocking to me to read some of the reviews that are detailed below on this site. Not only did I have a positive experience with David Philips but I also feel that some of the comments below are unjustified and disproportionate. I have previously worked in an estate agent company (only as a secretary) and to hear people use the word \'scum\' in reference to people (and their wives, which I find completely shocking and not necessary) is a little hurtful to say the least. David Copestake was always out of the office when I phoned. He did not respond to phone calls or emails. I received rent only after badgering the office - sometimes as many as eight times per month. I realised that David Copestake was not seeing to the annual gas safety checks and I gave him notice. I have now been trying to retrieve my tenant\'s deposit from him for the past five months. When my tenant went into the office to chase this up she was advised to go to court....

DP have just returned the tenants deposit to me, do not know if this was due to Islington Trading Standards, the liquidators or me publishing my experience on places like this. Note: The landlord is responsible for the deposit even if it is paid it to an agent....

It is more than 6 months since I moved out of a David Phillips managed property and I still do not have my deposit back. I have contacted them many times, now they simply do not return my calls. I have checked and my deposit was not placed in a tenancy deposit protection scheme. This is against the law. I have sent a formal notice of court action, and still have had no response. As a landlord they have owed me 1300 pounds for over 6 months. David Copestake who has not returned any call we have made to him, tells his staff he has paid money that he owes but hasn\'t. Avoid at all cost.. David Evans (st johns court)...

David I had the same experience - if your contract is with David Philips Ltd take out a small claims judgement against both David Copestake and his wife! They will pay, but if not seek a lawyer to get them struck off as directors - the sooner they are out of business the better!!!! Best of luck....

Like the other review renting out a property whilst overseas. First found out the property was rented from a neighbour. Must have used the same cleaners because inventory refers to things being grubby. No rent for the first few months, slow response when queried, eventual explanation was that rent was allocated to another property, but I know the landlord and it was not paid to them. What agent could do to change your mind?
Pay on time. Follow up on queries. Issue some kind of remittance advice. Pay the rental money that they owe. Place ALL the tenants deposits in a deposit protection scheme. Transfer the deposit when you are no longer managing the property. Remove the property from their website when the property is rented, or at least when they no longer manage it. Jenny is obviously not up to the job, get her some help. Doug is not happy with the agencies attitude/way of working, he needs to move to a reputable agency.

Again renting out while overseas, I have had a similar experience with both rent and the tenants deposit and am also taking them to court. Jenny has also fobbed me off with stories of action but so far to no avail. They are not officially recognised as insolvency with the Insovlency Service though which is a bit of good news.....

David Philips are renting out my flat on my behalf while I work overseas for a few years, and I have been surprised by how dreadful they have been.
