Was hoping to complete on a sale by 30 June 2021 and it looked hopeful based on advice from the sales account manager who advised me that the vendors would move out by 30 June thus proceeded with the survey fee and mortgage application at huge expense to myself.
On the day of completion I was then advised that the vendors will not move out and needed a couple weeks to move. Their solution? They advised me to reach a "handshake agreement" where the vendor would pay me below market rate rent during their time moving out. I think this advise is barely legal if I am honest and was quite shocked to be hearing this advice from an agent.
I told them from day 1 that I could not purchase the property if the sale fell passed 30 June. They asked again for my position and I said I could not afford with the extra chunk of tax added on. They have now since remarketed the property and have left me with thousands in expenses re: legal, mortgage and survey fees.
I feel that Cubitt & West lie through their teeth in order to get the deal done but do not consider any other factors that may affect the process.
Communication with all parties involved with a purchase had much to be desired.

Using this estate agents was a real let down. Firstly we had an open day between 11 and 1pm. Using this estate agents was a real let down. Firstly we had an open day between 11 and 1pm. Viewers came but then the estate agent informed us that someone was booked in at 2pm but he couldn't be there. Then we had viewings where on a few occassions the estate agent didn't turn up without informing us, or was late, and when he did turn up he sat on my sofa reading a newspaper. Communication was very poor and unprofessional and I would NEVER use them again.

Briefly, Leanne has been excellent throughout the whole process of finding me a suitable place to rent: efficient, helpful, informative, friendly, professional; if she does not know the answer to a question, she is honest enough to say so, and then investigate and come back with the information. What she has not done is pressure me to accept a property that I was not 100% happy with, which I appreciate. [[EDIT ORIGINAL END]]

A Catalogue of Errors
We signed up with Cubitt & West after dealing with a lovely lady called Becky even though this agent came out as the most expensive regarding commission. Sadly she left after 2 weeks and then the problems started.
The Office Personnel were very slack at keeping us informed of potential viewings and feedback. We often had to chase them for information on whether a viewing would be taking place.
The website customer area is worthless as often information was missing or out of date.
A number of times a viewing was cancelled but we were not informed which is most frustrating when you have spent time getting the house ready and prepared.
A number of times we had to do the viewings as there was no one in the office available. One viewer as I took him around told me he was shocked at how bad the Agent was. That is really not good if buyers are not getting a good vibe either!
Never once were we advised about how our property was selling and we were the ones to make decisions on reducing price.
We were not convinced that all viewers were real and the open day was a fiasco. So much so, they had to cancel it on the night before as there were no viewers and we ended up having a 2nd one the following week to which 4 couples attended. Not quite the rush, we had been advised would happen.
We were lucky as had negotiated a 6 week contract, but even then decided to continue with them for another month and then strangely when we gave final notice suddenly we had an offer on the house!
However, the sale didnt come to anything. We believe the Estate Agent failed to inform the buyer of our thoughts and so he bought another house in the meantime. When we queried what had happened, all the information we had instructed re the sale was incorrect.
Finally, having been out for a weekend, we returned after a viewing had taken place to find the Agent had not locked the back door which is criminal!
So we would definitely NOT recommend the Wallington Office to anyone reading this review. They are expensive, but do NOTHING for the money and there is no customer care or committment

What agent could do to change your mind?
Could have been honest, knowing that we are on the last leg of emigration and knowing we have a very strict deadline to sell and move!
Could have actually called us before we called them.
We are not estate agents, they should know the current property prices not ask the client. I'd like a million but I know I'm not going to get it!
We've watched three properties go up and selling the time ours has been on, with no reason except they were £500 cheaper!!!!!

Their customer service is appauling and I don't even think half of our viewings have actually been real people as most have never bothered to give feed back or show up. I know we live in a less courtious society now, but come on!
The worst thing is we found out they used to be Dixon Hind many years ago and we used them again with appauling service to sell our flat! I think we must have MUG written on our forehead
Do not enter in to any agreement with this lot with our negotiating a minimum 4-6 week contract!!! Yes apparently it can be done!
