We tried to buy a house through this branch. First house we tried to view were told couldn't view it immediately and someone would phone us back to make an appointment. No one did, so we phoned again the next day to be told it had been sold to someone who had been subsequently able to view it. How did the other people get to see it when they couldn't arrange viewings?
Second house process was a perfect example of how not to sell a house. Firstly, agent was late for viewing and no apology. We had travelled some distance and arrived on time. He had no idea about the property, was from another branch and told us to email office when we asked him questions about it. Any other agent would have noted the questions and let us know the answers.
Finally agreed an offer and told no more viewings and would be marked as sold subject to contract on Rightmove. Telephone call early next morning to be told they would still show people around, and that the agent who had agreed to mark as sold shouldn't have. Our mortgage brokers provided evidence that we were good to go and yet they kept asking for more proof. Our brokers said they had never come across a firm quite like it.
We were not in a chain. Still they waited 10 working days before sending details to their associated conveyancer.
They try hard to promote their mortgage brokers and conveyancing service and did not appear too happy that we had all that covered.
We pulled out when Cubitt & West and their conveyancer couldn't seem to agree between themselves whether the property was freehold or leasehold - a somewhat fundamental issue. The whole thing was a total shambles and put us off the transaction.
We are buying another house nearby through an agent who is clear about what they are selling. The original house is now back on the market and I feel sorry for the Vendor as the sale could and should have been completed by now.

Emails were sent to me later from Ben stating the property had been reduced and would I like to have a SECOND VIEWING
I NEVER SAW IT FIRST TIME. I was in a strong position, I needed no mortgage and my buyer was keen for a quick sale. This Ben was constantly sniffing, hadn't a clue about the bungalow. Because I liked the bungalow and didn't want to lose it, I put an offer in straight away. He neither had a pen on him and said he couldn't spend any more time with me because his next appointment had come. ABSOLUTELY DISGUSTING considering this was the second time I tried to view this property. I spoke to someone in the office before I headed home re: my offer as I had no confidence in Ben.
My first offer wasn't successful, so I put a higher offer in. nobody got back to me for at least 36 hours. Ben gave the impression that there was loads of viewings and implied to me I didn't stand a chance. As this was all going on a previous property I had viewed came back on the market. Because of the attitude and lack of training I felt I couldn't do business with cubitt & West so I went for the other property even though I preferred the Sidlesham property. If I was the owner of this property I would remove it straight way and put it with a professional agent.

I have dealt with other agents in the past but Cubitt and West were certainly the most reliable, organised and helpful I have met.

I have let my property with Cubitt & West for a few years now and the service has been five. As properties do mine started to need some works doing, so once the last tenant left Ryan got straight on the case of getting me quotes and over seeing the works as they was done, I was so impressed with the effort put in by the guys at Cubitts to get my property ready to be let again. Not only did they do all this but they also had a tenant lined up to move in as soon as the work was completed. Keep up the good work Ryan and Phil.

This is the second time I have rented property in Chichester and I have to say it has been a much better experience than last time. We bought our residential investment property in Chichester through Cubitt & West five years ago, and they have managed the property ever since.
The lettings service has greatly improved since the arrival of Ryan and Corri in the Chichester office.
Once our previous tenants moved out, I was impressed by how the lettings team kept me informed of their progress to re-let the property. A site meeting was arranged promptly by the lettings agent to assess the condition of the property. I was invited to attend, together with the cleaning company. A schedule of work was drawn up and priced. The agent ensured the cleaning company did what it said it would do, within the time and budget agreed. On completion of the work a second meeting was arranged by the agent and myself to review the refurbished property and agree a marketing strategy. The agent demonstrated a good understanding of the letting process and the local market. The agent then found a new tenant promptly, who was suitable for the property. The referencing of the new tenant was undertaken in a proficient manner. The paperwork was thorough. The property has now been re-let quickly.
I can strongly recommend using Ryan and Corri at Cubitt & West in Chichester. The Landlord's rent and legal protection insurance scheme arranged by Cubit & West has also performed well- and we would highly commend this professional service.

Paul and the team sent a weekly update which was useful. They did not show people round not really interested, so we didnt have to tidy up too much. Paul was great in negotiations after the offer had been accepted, keeping in touch with the buyers, who lived abroad, and the solicitor and ourselves. Very grounded view on what to expect and how to proceed when any event arose. Lovely calm manner and sense of humour. Cubitt suggested we put our house on the market at a much higher rate than their competitors and the tactic really worked. Not for everyone I'm sure but we had a listed building where conventional valuations were not helpful. Estate agents do get a bad name and we initially did not like the quite aggressive Cubitt approach. After using 3 agents over 2 years they were by far the best and wouldn't hesitate in recommending them.

I bought my rental property through Cubitt & West in Chichester 6 years ago and have had them fully managed it since. I have been extremely impressed with their knowledge and professionalism from the very beginning, from the buy to let advice they gave me when looking to purchase, to the selection of good tenants and the hassle free management service I have happily experienced since. I have had 3 different tenants over the last 6 years, each one has been close to perfect. When there has been the odd problem it has always been dealt with quickly and with the minimum of fuss and I have been kept up to date every step of the way. My most recent dealings have been with Ryan & Corri, they have continued the excellent service by finding me great tenants once again with almost no gap between the last tenant moving out and the new ones moving in and they even got me more rent than I expected! They have managed my investment perfectly and I have no hesitation recommending them to anyone and everyone, give them a try I am sure you will be impressed.

If you would like to know what it feels like to be treated with utter indifference, contempt and lack of professionalism. by all means contact Cubitt and West. Amongst being accused of owing them more money than agreed, having your move in date moved several times, not being able to contact them for days on end, receiving unprofessional and abusive phonecalls, and having to pay extra charges for services which they then refuse you, you won't be able to decide which is the better part of the service. The team of staff may refuse to deal with you, only once they have your money, they may show more hopeful tenants around your house with no warning once you have moved in, they may even go the extra mile and threaten to let themselves in whilst you are out. What an experience. Thankyou Cubitt and West for a truly unforgettable move.
