I had the worst experience with Connells invMarshalswick, St Albans. I felt that I need to write this review so that what happened to me does not happen to anyone else.
I contacted Connells in September 2022 and they came and carried out a valuation. I was given a good rate and I was happy to sign with them.
During discussions, Connells informed me that I would view and have the ability to approve/amend any description and photos before my property goes live on the market. I also paid them £50 for an EPC inspection. They offered this as part of the service and it made sense at the time to let them arrange this. The EPC was booked in for 4th October 2022. The photographer was scheduled to attend on Monday 3rd October 2022 at 1pm.
On 30th September 2022 at 16.25, I was made aware by a neighbour that my property was listed for sale on Rightmove. I was sent the link and to my surprise, my property was listed with a photo of the front. I have no knowledge when/how this picture was taken as the photographer was not due to come yet. My car was not on the driveway which meant that someone came round when I was not home to take the photo.
The description would not have met my approval and was very basic. For example, under the subheading Garden, it only states 'timber shed'. I would never agree to one bad quality photo either.
I was very upset especially as Section 7(a) of the Code of Practice for Residential Estate Agents states that a property must not be put on the market without permission from the seller.
I contacted Connells Marshalswick immediately at 16.54 on 30/09/22 to speak to them about this and find out why this happened. I was informed that both Sophie and Laura were unavailable. I explained my concerns. The person I spoke to said that its strange that this happened but she could not help me. She proceeded to tell me that my concerns will be passed onto the Manager Sophie and that she will call me tomorrow morning.
Days later, no one contacted me. I read the contract and saw that I had a few days left to cancel (14 day cooling off period). By this point, I had lost trust and confidence in Connells and I sent an email and letter to them cancelling the contract. I also requested as per refund policy, for my £50 to be returned. I further made a complaint to head office. Prior to signing with them, they would be in regular contact and now when there was a problem I could not speak to anyone.
Connells head office acknowledged my complaint. As my refund was not mentioned, I rang the EPC company who confirmed that Connells had cancelled the appointment. They also informed me that Connells have not paid for the EPC. I made further requests for my money back but nothing! I did not understand why they were refusing to give me my money back? I contacted my bank and disputed the payment. Within a few weeks, my bank found in my favour and gave me my money back.
What a horrible experience. I have evidence to back up this review as I know that it may be hard to believe that a company can act this way.
I do NOT recommend this company.

What agent could do to change your mind?
To be up front and honest about the contract - taking the time to explain the clauses and the associated costs.
Use more experienced staff to show properties.

I wouldn't use this firm again for several reasons. My main reason for dissatisfaction was their approach to getting me to sign their sales contract, which was basically not to highlight some of the main clauses and left it for me to find out whilst reading the small print. For example, wanting to tie me in for a 26 week period - way beyond what any other agents wanted. Also, we had a discussion about commission and agreed 1%. Was I wrong to assume that this would be 1% of the sale price? Actually, when the agent put it in the contract he made it 1% of the asking price but didn't clarify this in conversation. If that is their policy then fine but at least explain that to me when we have the conversation about commission rather than waiting to see if I spot it in the contract small print. As customers we may only sell a property 2 or 3 times in our lives so I think the onus is on the agent to be up front and honest about their charges and how they do business. I thought they were guilty of 'sharp' practice - probably not illegal but immoral and/or sloppy. I can't rate their sales and marketing much better either. They generated very few serious viewings (1 to be precise) and the agent they sent round to do some of these viewings was so junior the only contribution he was able to make was to open the doors. In summary, a disappointing experience and I wouldn't use them again.
