As one of the 20+ people who put an offer on this property I can firmly say that I had a completely different experience from Clive Anthony. The property was undervalued and the agent knew this and told me she expected it to go for at least £35k over the asking price, even though I was the first person to see and put an offer in. Clive Anthony Estates limited will make a charge only in relation to the following permitted payments:
Rent, a capped refundable tenancy deposit, a capped refundable holding deposit and a reasonable charge in relation to loss of keys, requests for a change of sharer, variation of a tenancy agreement or early surrender/tenancy termination.
Lost keys/fobs will be charged at the cost of any key/fob needed plus reasonable time costs for cutting and procurement of £15/hr incl VAT. Tenancy changes will incur charges of £50 incl VAT plus reasonable costs relating to the changes. Early termination will be charged at £50 incl VAT plus any financial losses suffered by the landlord or incurred by the agent in arranging for the tenant to leave.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
