My personal experience spans nearly 30 years in estate agency and I’ve survived two recessions, ridden the wave when it was a sellers’ market and stayed buoyant when it was a buyers’ market. My experience of the sales & lettings market means I can offer sound property advice covering conveyancing to leaseholds. I’ve encountered just about every hurdle and therefore know how to resolve it and through personal selling and letting I know just how stressful the whole process is. As C James is my own estate agency it’s an eat, drink, think business, so whilst the physical office may be closed, out of hours viewings & valuations are welcomed, vendors and landlords always have access to me via mobile, even home phone and with cloud networks emails can be responded any time of the day, sales particulars checked, details uploaded to property portals, viewings booked and actions responded in real time Whilst I can’t boast that we are part of a 100+ regional office network or have a satellite office in Mayfair the internet has made these just marketing gimmicks. Having recently moved into property let through C James & Co I couldn't praise the team enough for their assistance throughout. From arranging the first viewing, to gathering referencing information the team were enthusiastic and helpful. Being approachable throughout the proceedings meant you could ask any question big or small, and didn't feel like you were bombarding them with questions. We are very glad we asked Stuarturray at C James to act as our selling agent for a maisonette. Stuart was extremely helpful and knowledgeable on all aspects of conveyancing. I tried renting a property from this agent but they refused to show a contract before paying over £150 to have a reference check. No one in there right mind would does this, it is not recommended by citizen advice or Property Ombudsman. The guy I spoke to was abusive on the phone and obviously has no understanding of the law. The above person did indeed contact our company. What surprised us was that in a flat with four tenants in three were moving out. The remaining tenant wanted to take on the lease and sublet the property. We explained this was not an option but it seems he thought he would do it anyway. The first we knew of this was when the above mentioned contacted us demanding a contract to read, a generic one was sent by a member of staff not realising that this person was completely unknown to us. Quite possibly the worst letting agents I have ever had the displeasure of dealing with. I don\'t even know where to begin. Of course during the period of searching and viewing the properties they were all sweetness and light, encouraging and attentive. That was until we\'d signed the contract and handed over the money. What agent could do to change your mind?
They would need to completely change their personalities or the staff in the office. They are incompetent and quite frankly rude and intimidating.

This review is written by a tenant who fell out with the other tenants to such an extent that relations between her and the others had broken down and she left the property before the end of the tenancy. She wanted to put "a friend" in the property to take her place (without permission from the other tenants). SALES FEES

1% + VAT

LETTING FEES

In compliance with the Consumer Rights Act 2015, our current Administration & Referencing fee to our tenants is £125.00 plus VAT (£150.00) per tenant. This fee applies to C James & Co, Tooting office.

The admin fee covers the following:-
C James & Co obtaining an Employer’s Reference; a current or previous Landlord’s Reference; a Character Reference; contacting a Guarantor (if applicable); preparation of the Tenancy Agreement and carrying out a credit check (if this is required by the Landlord).

Our maximum fee to Landlords for letting is 10% of the annual rental income plus VAT. For both our Let-only and Managed services we advertise the property on our Website, Onthemarket.com & Zoopla. We introduce the Tenants. The let-only tenants pay their rent direct to the Landlord, however, if a let-only Landlord wishes us to collect the rent, our fee for this is 2% of the monthly income plus VAT.

Our maximum fee to Landlords for management is 5% of the monthly rental income plus VAT in addition to the Letting fee which is 10% of the annual rental income plus VAT. For Managed properties we deal directly with the Tenants and Contractors regarding any repairs required. We arrange Inventories with an independent company (unless the Landlord wishes to arrange his/her own). We arrange Gas Safety Inspections (unless the Landlord has his/her own maintenance cover which includes Gas Safety Inspections). We also arrange inspections should the Landlord require them. Our Management Fee also includes a rent collection service.

If a Professional Inventory is desired by the Landlord, the Landlord will pay for this inward inventory ‘make’ & the tenant(s) will pay for the outward inspection. The cost of the inventory will depend on the size of the property (i.e. number of rooms) etc. and costs can also be affected by what level of the landlord’s furniture is at the property.

The Tenancy Renewal fee is 4% of the annual rental income plus VAT.
However, we are in a competitive market and are happy to negotiate our charges with prospective Landlords.

If the Landlord wishes the deposit to be lodged by C James & Co, the fee for this is £30 Plus VAT (£36.00).

We are also a member of The Property Ombudsmen Scheme, The Tenancy Deposit Scheme and are also members of ARLA and NAEA.

C James & Co operates in accordance with the Money Laundering Regulations 2007.
