Awful service from the get go. Walked into the office, was asked if I'm looking for lettings or sales and as soon as I said lettings, the mood dropped from politeness to 'seriously could not care less.' Me and my partner were with Boydens for 2 years and put up with living in damp for 1 1/2 yrs there. they are terrible at organisation and getting people to come get things sorted. waited months to get thermostat moved and the did do it but 2 week to us moving out. I wouldn't recommend this company to my worst enemy. I rather have slept it a lions cage and get torn to pieces then ever rent from Boydens again. I'd even consider being homeless then rent off them ever again because they caused us so...

I will refer you again to the contents of our conversation in that we do not own the properties and the landlord is responsible for maintenance of the property. It was also the landlord who retained the amount noted from your deposit not Boydens. Lettings dept has for years been inept in what is actually a really simple process. So often they don't return calls, which is annoying but not even the start of it. For some time now I have been getting the verious tenents to call me direct if they have any problems so I can get them sorted out straight away. Tenancy got off to a very bad start with this agent. The house we moved into was left in a horrible state by the previous tenant to the point a 'professional cleaning team' were to be sent to sort out the mess. As it transpired this consistent of one gentleman with a vacuum. This agent needs to learn who her client (the vendor) is and not support the buyer, to the point of making us feel like we were being unreasonable when her precious protege wasn't performing with the purchase. We had serious doubts over the weeks and months from the date of offer, but she was having none of it, more or less saying we were being unreasonable and he could do no wrong. Me and my partner have received inconsistent and lackluster service from Boydens. They appeared professional and laid back up until the time we had signed up and paid our fees. The flat was visibly nice on the surface but after we moved in the issues began to become apparent. Absolutely useless! Newly moved into the Colchester area for work and spent a day looking at prospective flats to rent prior to moving. Found the flat on offer by Boydens and enquired about the parking arrangements at the property. The representative who showed me the flat said he wasn\'t sure but would check when he got back to the office. As a landlord I would expect a reasonable amount of help for the large fee I am charged. My experience with Boydens is contrary. Every month for two years I have had to ring over and over to find out what is happening with my rent. They promise to ring back and rarely do. Anything needs fixing they send workmen in at exorbitant prices. One workman confided that boydens double the fee and take a 50% cut. Regarding the amount of money it costs to let a property via a letting agent, which is considerable I might add, it seems reasonable to expect at least some basic level of service with professional advice and guidance. After all, they are the experts, apparently, and if I knew everything already, I wouldn\'t need to hire someone else. Fees

Tenancy administration fee of Β£180.00 (which includes VAT) for the first applicant and then Β£160.00 (which includes VAT) for any additional applicant thereafter. Subject to referencing criteria a guarantor may be required. Should a guarantor be required a further fee of Β£85.00 (which includes VAT) per Guarantor application will apply. A further charge of Β£50.00 (which includes VAT) is charged per property for the preparation of the inventory and schedule of condition. All fees are to be taken before completion of the reference.

Complaints Procedure

Complaint Handling Procedure (CHP): A written statement is available at all offices but below is a copy:

As a regulated RICS (Royal Institution of Chartered Surveyors) firm, we have in place a CHP, which meets the regulatory requirements. Our CHP has two stages. Stage one of the CHP gives our firm the opportunity to review and consider your complaint in full. Our firm will try to resolve your complaint to your satisfaction. If you are not happy with our response, you will have the opportunity to take your complaint to stage two. Stage two gives you the client, the opportunity to have your complaint reviewed and considered by an independent redress provider, approved by RICS.

Please provide details of your complaint in writing. We ask that you put your complaint in writing to make sure that we have a full understanding of the reasons for your complaint. Please send your written complaint to:
