I personally found the fees to be well above average, but it's certainly a sellers market in the UK and even more so in Llandudno, so had little option but to pay the costs to get the home we wanted. But £300 for a tenancy agreement that frankly could've been downloaded is a bit much. Perhaps I'm wrong, but I don't believe you could fairly justify £300 as the cost of producing the tenancy agreement which is clearly a template printed and signed by us, the tenants. If it includes the cost of the inventory, i believe that cost should be put on to the landlord and not the tenant as really it acts to protect his investment / property, more than our deposit. The rent, deposit and reference fees, plus DPS is all a normal rate though so that was fine.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
