Paying 12.1% of the monthly rent plus VAT is reasonable and competitive. However, being charged for all administrative paperwork separately each time a tenant changes makes the overall cost per tenant quite high.

What agent could do to change your mind?
They should have maintained proper contact with me. They should have made sure I understood everything. They should have got the contract to me in good time. They should have alerted me to the fact that they were about to sign if they felt I was delaying. They should have reassured me when I went to the office that they would at least try to contact the tenant and see what was going on.
