To date the best Agents I have experienced ever since letting. Almost always polite helpful and understanding. Have almost always gotten the desired support, and offer a almost faultless service. Just like a lot of service based organisations there is always room for improvement, but the team at Belvoir Lettings are by far definitely the best Letting Agents I have dealt with and are far better than any of the previous Lettings Agencies that I have experienced in the past both in Liverpool...

I had also mentioned and stated Jennifer Banks along with Elaine as the 2 members of staff that I had been contact with and who had offered support and assistants. Elaine, has managed managed our rental property since 2007 , three sets of tenancies, only one of which generated any real problems, on which the agents could have been more proactive in resolving,although i can understand that agents have split loyalties. Pro action is important to me as i live on the North pf Scotland. All in all however I am more than satisfied with the service that is provided....

Comment on agent fees
While not an agents fee the dispute service that Belvoir Liverpool ( West Derby) are linked ti is one that charges,, currently ‚£60 which becomes yet another overhead for the landlord to meet with the tenant being provided with this service for nothing. There is a free option which they have chosen not to use, which i would much prefer they utilized.

My house was rented out very quickly and at a good rental rate. Generally overall service has been very good. Communication is generally good, I have had to chase up and query 1 or 2 things when communication has not been as effective but over 2years this is not a big issue. Overall I am pleased with the service provided and as I don\'t live in Liverpool anymore Belvoir take the stress away of looking after what used to be my home....

I would recommend Belvoir Lettings in West Derby who have handled letting my property for 3.5 yrs now. They have generally been efficient and professional in their dealings with both me and my tenants; I can honestly say that where there were issues identified which were less than ideal they have taken steps to modify their practices to avoid similar issues arising in the future (although not without additional charges). Fees

Administration Fees (Payable before Moving In to a Property)

1. The administration fee is £200 inc Vat. The administration fee for any additional applicant or a guarantor is £75.00 inc VAT.

Part or all may be non-refundable.
2. Please note that the referencing procedure will not begin until the administration fee is paid in full.
3. The move out fee is £45.00 inc Vat. This will be deducted from your deposit. (deducted once the tenant has vacated)
4. Our VAT Registration number is 864 9413 91. VAT will be calculated at 20%

Arrears and Penalty Charges (Chargeable once Moved In to a Property)

1. Should rent be late, an arrears letter will be sent to you. Arrears letters carry a penalty charge of £20.00 inc VAT per letter and the charge
must be cleared immediately upon receipt of a letter. If the charge is unpaid by the end of the tenancy, it will be deducted from your deposit.
2. £5.00 per day will be charged for the 1st seven days that the rent is overdue. After the 1st seven days, overdue rental payments will be subject
to interest at the rate of 6% per annum calculated from the date the payment was due up until the date payment is received.

Renewals and Fees (Chargeable once Moved In to a Property)

1. Should you extend your tenancy on a fixed terms or periodic basis, then a renewal fee of £20.00 inc Vat.
2. All tenancies maybe subject to an annual rental increase

Other Fees (Chargeable once Moved In to a Property)

1. A fee of £35.00 inc VAT will be charged for any re-scheduled inspection appointments, due to us being unable to gain access as arranged or due to a second
appointment to inspect recommended improvements to bring the property to a satisfactory standard have been acted upon. This becomes
due when Belvoir attend the property.
2. A fee of £35.00 inc VAT will be charged for any call out to the property made by Belvoir upon your specific request. This becomes due when
Belvoir attend the property. This fee will not apply if the call out is specifically related to a genuine maintenance/repair issue.
3. A fee of £40.00 inc VAT will be charged for any re-scheduled contractors appointments, due to them being unable to gain access as arranged. This becomes due when you receive an invoice.
4. All rental payments made with cash will incur an adminstration fee of £15.00 inc VAT.
5. All rental payments made with a debit card will incur an adminstration fee of £15.00 inc Vat. Payments made with a credit card will incur an
additional 2.5% plus vat charge. This totals 3% of the total amount paid on the card.
6. A fee of £360 inc VAT will become payable should wish to terminate your tenancy agreement and vacate the property early (subject to permission from your
Landlord/Belvoir). This will cover the extra administration and costs incurred by Belvoir. You must be aware you will be liable to pay monthly
rent until your agreement is superseded with a new tenancy.
7. Please be aware it will be in breach of your tenancy and a chargeable item against your deposit of £100 per meter if you allow a utility provider to install a
pre-payment meter of any kind whilst you are a Tenant.

8. A fee of £20.00 inc Vat will be charged for providing a landlord reference.
