If you need to arrange a mortgage Belvoir can introduce y Read full description...ou to full market mortgage brokers for both Residential and Buy To Let Mortgages. 2. Let Us Know Your Requirements Visit our office situated in the heart of the area on Oxford Road Guiseley to discuss your desired property with one of our experts. Alternatively phone us on 01943 851357 or click here to send us your questions. 3. Finding the Right Property When we know your property requirements we can find a range of properties that meet your criteria. We can also ensure you are kept up to date with the latest properties via email. If we don’t have what you want let us know as we offer a search service as well 4. Successful Viewings We offer accompanied viewings with a knowledgeable Belvoir representative to ensure that an experienced advisor is on hand to answer any queries. We arrange viewings for a time that are convenient for you. 5. Appointing a Solicitor The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. We strongly recommend that you use a solicitor that specialises in conveyancing who knows the area where the property is. If you don’t have a preferred conveyancing company we can put you in touch with experts. 6. Making an Offer When you have found a property you would like to make an offer on we will put your offer forward to the vendor both verbally and in writing. At this stage you may need to provide any information to verify you are able to proceed with the purchase (e.g. produce evidence of your mortgage agreed in principle). Until both sides have signed the contracts there are no legal obligations. 7. Offer Accepted Once the vendor has accepted your offer we will: Prepare a memorandum of sale Write to all parties to confirm the agreed price Request that you confirm your solicitor's and mortgage broker's details At this time you will need to inform your solicitor to proceed with the conveyancing process and your mortgage broker to go forward with your application. 8. Conveyancing Your solicitor will do the following as part of the conveyancing process: Raise any enquiries on receipt of the draft contract from the vendor’s solicitor Request their own local searchesRefer to the information already provided in the seller's Home Information Pack Agree on a date for exchange of contracts 9. Survey and Mortgage Offer A surveyor will organise a survey of the property on the behalf of the mortgage provider to identify any structural problems that may be present and to confirm the value of the property. There are no legal obligations until contracts are signed. 10. Exchange of Contracts The formal exchange of contracts agrees the terms of the sale and makes them legally binding on both you and the buyer. The deposit will then be transferred from your solicitor to the vendors solicitors account. Once this has happened then a completion date will be agreed with the vendor. 11. Completion When the remaining money has been transferred the purchase is complete. Once the money has cleared in the vendors account then the keys will be released. Congratulations, you are now the legal owner of the property!

This agent does not walk his talk. When I returned after two years I came back to a dirty house with door, window and cupboard handles falling off, black bin liners dumped round the side of the house, a blocked drain, black mould growing up my sitting room walls and furniture, a broken bathroom light, missing items, a stained fire surround (less than a yr old when the tenants moved in), a badly installed Sky satellite-dish with its cable flung over the roof of the house and a gaping hole throug...

Agent has carried out regular checks of property, dealt with any issues brought to his attention by either myself or tenant speedily. Very helpful when sorting out maintenance issues with a number of tradesmen available on a quick response. Office staff also very helpful and efficient. Have used a couple of other agents previously none have come up to Belvoirs standards. Glen runs a tight ship and I trust him implicitly.Feel money costs to manage the tenancy is fair as they are providing a good...

I have used Belvoir Lettings in Otley for 5-6 years now. Right from the beginning Glenn has done a fantastic job in making my life as easy as possible to rent my house out. He has continually made sure I have good quality tennants who pay the rent on time and keep my property in good condition. Glenn has helped me organise repairs to the house without me needing to come up to Leeds everytime something needs sorting and as I live in Essex this is a massive help. Now he has a bigger team to help h...

I am renting our my property for the first time, and moving away from the area, so I needed to find a reliable, professional Agent to offer me a full managed service as well as finding a tenant for me. I saw 6 agents from the local area and eventually selected Glenn Broadwell of Belvoir Lettings in Otley, West Yorkshire. I have found Glenn and his staff to be extremely professional, efficient and knowledgeable in everything they have done so far in finding a tenant and assisting with the renti...

I have been a Belvoir tenant for over two years now. When I was initially looking for a flat to rent in the area, they were very happy to show me around several different places until I found exactly what I wanted. They assisted me with all the necessary paperwork which took away a lot of the stress of moving and was very much appreciated. I have dealt with a few different members of staff for various reasons and have always found them to be pleasant, efficient and helpful. I have had one or t...

My first choice with regards to choosing a letting agency would be Belvoir. They are always very professional, extremely helpful and always available should any questions or problems need addressing. They carry out regular inspections but are very considerate to my home. Due to me working unusual shifts I can't always be available, but am more than happy for them to carry out the necessary checks anytime I'm out. I would happily recommend them to anyone looking for a professional service and...

I was a tenant of Belvoir Leeds for two years and I would absolutely recommend them as letting agents to anyone (and have done so). I had never had reason to rent before having always owned my own property, so the thought of it was a little daunting but Glenn and his team were very professional, talked me through the whole process and helped me set up all the utilities and insurance. I never had any complaints throughout the two years, on the one occassion I had an issue (dishwasher not wo...
