Terrible. We let our house through this agency and we'll never do so again. There was inadequate inspection of the property to which considerable damage was done. During the tenancy, responses to emails were incredibly slow. Try somewhere else is out recommendation....

Dear Allison We were very disappointed to read your review as we do care about how our landlords properties are handed back. We had until this tenancy not had any issues. We were extremely unhappy to discover that the firm who carried out the check out had not noted this damage and we have ceased using them as we have also had a couple of issues at other properties during the same period. OMGGGGG i am a tenant with Belvoir - Chorlton Office and they are CONSTANTLY insinuating I'm lying when i present them with a problem i.e. the lighting not working, radiators not heated and strong damp smells... Also i tripped on a step that wasn't highlighted with warning signs and cracked a window, they charged me £345 for the repair with additions for damaged lock... TOTALLY unjustified and when i challenged them i was rudely threatened with "we will take it from your guarantor, its not a pr ...

Tenant Fees

The legislation for England states that in addition to the asking rent, for assured shorthold tenancies agents are now only permitted to charge the following:


1.  A refundable holding deposit  - capped at no more than one week's rent.  Belvoir Colchester will ask you to give us permission to use this towards the 5 weeks rent tenancy deposit, which is subject to satisfactory references.  In the event of misleading or false information been given and resulting in Belvoir Colchester not being able to give you a tenancy a charge of £50 (including VAT) will be made and the balance refunded to you
2. A refundable tenancy deposit - capped at no more than five weeks' rent, or no more than six weeks' rent if the annual rent is £50,000 or more
3. Payments to change the tenancy (once it has commenced), when requested by the tenant - capped at £50 (including VAT), or reasonable costs incurred if higher
4. Payments associated with early termination of the tenancy, when requested by the tenant

5. Payments in respect of Utilities – gas, electricity, water and sewerage, Communications – telephone and broadband, Installation of cable/satellite, Subscription to cable/satellite supplier, Television licence and Council Tax

6.Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate.

7. Replacement of a lost key or security device, where required under a tenancy agreement up to the permitted limits as set by the Government.

Any charges made that are not in this list will be classed as unlawful prohibited payments.  Additionally, agents cannot require tenants to pay for services, such as reference checking, through a third party.

Complaints Procedure

BELVOIR COLCHESTER COMPLAINTS PROCEDURE


As a firm accredited by the National Approved Letting Scheme (NALS) J Langabeer Ltd Trading As Belvoir Colchester aims to provide the highest standard of service to all Landlords and Tenants and give an ultimate assurance that any grievance you have concerning such services is immediately addressed.

STAGE ONE

6. If you believe you have, or may have, a grievance with our service or standard of practice or working procedures, please write to the person you are dealing with at Belvoir Colchester, 1 Montrose House, Eld Lane, Colchester CO1 1LS stating the reasons for your complaint. You will receive an acknowledgement within 3 working days of receipt of getting in touch with us and a full response to your complaint within 7 working days.

If the nature of your complaint is such that we need further time to consider it we will contact you and let you know the reason for the delay.

STAGE TWO

7. If you are not satisfied with the outcome of your complaint at Stage 1 you can refer the matter to the Director Julie Davis at the above address, who will review your complaint and the response sent at Stage 1.

8. You should outline the reasons you are not satisfied with the response to your complaint by Belvoir Colchester. You will receive a response within the same timescales as outlined in Stage 1 above.

STAGE THREE

9. If we are unable to resolve any dispute, you can refer the matter to The Property Ombudsman (TPO) who are an independent organisation, at The Property Ombudsman Limited, Milford House, 43-55 Milford Street, Salisbury, Wiltshire SP1 2BP (Note there is a 12 months time limit in providing The Ombudsman with your complaint which starts from the date the 'Final Viewpoint Letter' you receive is dated).

A copy of these rules can be provided on request.
