What agent could do to change your mind?
Actually listen and be polite. Maybe even try and fix the issue and only supply information that is correct not what they decide is the easiest to say.

Fees

Tenant Application Fees:
There are two stages to the fees that we require.

Stage One – Application:

Admin Fees
Applicant 1 - Β£199.00 (Inc. VAT)
Additional Applicants - Β£199.00 (Inc. VAT) each
Guarantor (if required) - Β£60.00 (Inc. VAT)

Holding Deposit - Equivalent to the rental price (Inc. VAT) – Once a tenancy starts, this deposit will form the first months rent

Stage Two – Tenancy Start Date

Inventory Fee - Β£99.00 (Inc. VAT)
Damage Deposit - Usually equivalent to a month and a half's rent (Inc. VAT), however please check with the office to confirm

Landlord Fees (Inc. VAT)

Tenant Find Only
Β£300.00 payable for each letting where the tenant is introduced by The Agent. This will be invoiced and payable on the prospective tenants’ application being accepted by The Landlord

Let Only
One month’s rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy. Subject to a minimum charge of Β£700.00.

Full Management
Β£150.00 setting up fee will be deducted from the first month’s rent. A management charge of 15% (12.5% +VAT) will be applied to all rent collected.

We offer a price match solution, if you find like for like service at a lower price elsewhere we will match it.
