I have been absolutely shocked and extremely disappointed by this companies lack of professionalism. I vacated my flat 4 weeks ago and I am still waiting to hear from them regarding the return of my deposit despite numerous emails and unreturned telephone calls to them. I am now reporting them to the Tenancy Deposit scheme and I am about to sue them. I felt the flat in immaculate condition. I expected far better service....

The estate agent continually change their answers and give appalling service. I\'ve never known an estate agent to not care about the client. Their fees are high and I expected them to help with genuine issues. After stringing me along for weeks about a problem they then turn around and say they cannot deal with the matter and I should contact the landlord and will not supply the number. They have little understanding of what they can do and if they put a child on the desk you would probably rec...

What agent could do to change your mind?
Actually listen and be polite. Maybe even try and fix the issue and only supply information that is correct not what they decide is the easiest to say.

We live in a world were so many folk complain I felt it was important to tell anyone reading this just how well the team at the Belvoir Cambridge office did recently. I had moved out to live with a new lady in a new house!! - not got enough money to pay 2 mortgages. Luke and his team organised for my house to be cleaned, decorated and made ready for some tenants. I used Belvoir Lettings Cambridge to manage my apartment in Cambridge. They took over the Belvoir Lettings franchise from the person who started it up originally. The transfer was smooth with no notice visible to me other than a different set of people on the phone. Fees

Tenant Application Fees:
There are two stages to the fees that we require.

Stage One – Application:

Admin Fees
Applicant 1 - Β£199.00 (Inc. VAT)
Additional Applicants - Β£199.00 (Inc. VAT) each
Guarantor (if required) - Β£60.00 (Inc. VAT)

Holding Deposit - Equivalent to the rental price (Inc. VAT) – Once a tenancy starts, this deposit will form the first months rent

Stage Two – Tenancy Start Date

Inventory Fee - Β£99.00 (Inc. VAT)
Damage Deposit - Usually equivalent to a month and a half's rent (Inc. VAT), however please check with the office to confirm

Landlord Fees (Inc. VAT)

Tenant Find Only
Β£300.00 payable for each letting where the tenant is introduced by The Agent. This will be invoiced and payable on the prospective tenants’ application being accepted by The Landlord

Let Only
One month’s rent payable for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy. Subject to a minimum charge of Β£700.00.

Full Management
Β£150.00 setting up fee will be deducted from the first month’s rent. A management charge of 15% (12.5% +VAT) will be applied to all rent collected.

We offer a price match solution, if you find like for like service at a lower price elsewhere we will match it.
