When myself and my wife applied for our house, Belvoir were brilliant. We were met with a warm smile and a lovely atmosphere. During our application, the staff became complicated. We have been landlords since 2013. Our first tenant was engaged with the help of a different agent who very badly let us down and abandoned us after the tenant caused severe damage to the flat. This was particularly stressful as we were living overseas at the time. As new landlords we have from the outset been very pleased with support and effectiveness of Patsy and her team at Belvoir of Bury St Edmunds. They have responded to both our and tenant requests, dealt with any issues and clarified any queries raised. Their big strength is the ability to form a partnership with us as landlords as we felt some agents have a frequent change of staff which may disrupt continuity....

For the most part, I have been very satisfied with Belvoir from first viewing of the property we are letting to dealings since. They are all very helpful, kind, patient and understanding. Everyone in the office has always been willing to listen when I have called and resolve an issue as needed. Specifically, I have dealt with Katy and Jose, who I find to be great professionals. We have been Landlords since 2012 and have a second tenant in our property. Each time the house was let very quickly. However, the first year the property was let, property inspections by the agent were more frequent. That said, we are contacted fairly promptly if there is a problem and still get quarterly review via e-mail....

Having posted a previous review, I was contacted by Patsy Day who came to see me. It was good to know that the reviews are read and responded to. We discussed the points raised and some of them were dealt with there and then - others have led to a change in the wording of one of Belvoir's standard letters. There is poor communication between the letting agency and tenants. They are slow to respond to emails and missed phone calls causing a delay in needed repairs, enquires on contractual agreements, etc. For example, it has taken multiple calls and emails over a time span of months to resolves a single issue. Sometimes they are rude and unprofessional....

When Belvoir first took over as my Landlord's agent everything was wonderful - Patsy Day was professional and always did as she said. In recent years the service has gone downhill. I have an agent's inspection every three months but rarely hear back on the points I raise. Some of these points may seem trifling to the agent, but this is my home and I have to live with the concerns I bring to their attention. Belvoir insisted that their full manage rate was more expensive than their competitors due to a personal touch. This turned out not to be the case. We struggled to get Belvoir to do anything properly and always had to chase them for answers; not helped by a lack of staff communication within the office. With the staff based in Bury St Edmunds, they are not well suited to letting to the US market in Lakenheath/Mildenhall. Our property was vacant for some 7 months before it was finally let and...

What agent could do to change your mind?
I suggest taat their office is too far from Lakenheath/Mildenhall to take on the management on USAF rental properties. With the office being in Bury St Edmunds, USAF personnel tend not to look at letting agents so far away. Please stick with local rentals and do not take on more than you can handle.
