What agent could do to change your mind?
Treat tenants like functioning human beings, people rent because they have to not because they are utter scum. It is not a class war, we are people too. Don't say you will do something and then fail. In short don't lie. Don't threaten people with debt collection when you have received the payment for rent, also when this has been proven - have the good grace to apologise. The best thing you could do is to cease being a letting agent.
