Abbott's at Kings Lynn have been extremely good for my move. I was a little apprehensive at moving as it was a big step but I needn't have worried. From the time Lynsey showed me round the property I settled on everything was so straightforward. Every question I bombarded Lynsey and Gemma with I received prompt answers and was kept informed of the process at every stage. I would highly recommend this professional and friendly team as they made my move enjoyable and trouble free.

I tried to sell my property via Abbotts countrywide put that turned into a debacle so in desperation put the property up for rent, using their advice on rent, didn't get what they valued it at but accepted. they advised accepting tenants in with the no deposit scheme, this was done. When it came to moving the tenants out prior to us moving back in we found the property was left in a disgusting state, filthy, pots and pans ruined, things stolen, furniture moved from the bungalow into the garage and left uncovered and mouldy, all their crap left including a lead acid battery and all the wood for the log burner removed from the garage, placed in a cardboard box and left outside the garage door open to all the elements. Did Abbotts know anything about it,No of course not. They obviously had never inspected the property, did they care, No. When I put in a claim for compensation, from a claim of £1800 I was awarded £350, which was paid to Abbotts on 06/06/20, I had to chase them to find out why I had not been paid! their answer was no, not had it. I eventually received it 3 weeks later less £78 for tax services. I am still awaiting the refund for that as it was not used as I had already removed them as agents. Would I recommend them to anyone, NO I would not not even my worst enemy

The salesman did his job and was good but let down by the staff at the office and mainly by the Countrywide Solicitors team. Staff did not have a clue what was happening with the sale & purchase (which we are doing both via Abbotts) - we knew more than they did. They promised a completion date as part of the sale agreement and after this (as it was never met) then we get a message from their solicitor sister company (Countrywide) saying that the local searches have just been requested and will take 3 weeks to get a response, so at least another 4 weeks before we move (6 weeks after the promise date) having been all packed up for 2 weeks now and having a 10month old we are trying to keep happy, playing amongst the boxes! Shocking service and will make sure we tell people not to use Abbott's or Countrywide at all - unprofessional/ no Customer Service/ over promising & under-delivering/ shocking staff care

Hello! I'm Sue, and I live in South Wootton. I decided to let a spare room recently and went to Abbott's for advice. Eleven days later, Abbott's have found me the perfect tenant. Abbott's Letting Service is outstanding. The staff are pleasant and professional and, most important, listen carefully to what one wants. The service they offer is exceptional and I would and indeed have done recommended them to many people. The team itself works efficiently , phone calls are always received on time and at a convenient time . Information on progress is always forthcoming no matter which member of the team is available in the office. If you have a spare room it might be a good idea to pop in and have a word as I did a few days ago.

Avoid this company if you value your peace of mind and financial outlay! They are interested only in profits, their own (mainly) and by extension their landlords',and they'll try every trick to safeguard them. After several viewing cancellations, they failed to provide the promised heating efficiency and EPR reports, and copy contract, in advance, and on finally seeing the property it looked nothing like their website photo; nevertheless at that late stage I moved in owing to the chronic shortage of furnished accommodation in Cambs. It was immediately obvious why I hadn't received those advance documents: the heating efficiency (all electric) and insulation were abysmal, and the contract was backdated by several days to suit the landlady (who lived next door)! I had to fight to get it changed. The check-in inventory made no mention of the heating control points, and I was left with the mistaken idea that the timer right next to the immersion switch was, as you would expect, the immersion timer.
This was a costly mistake the first month. It turned out that there wasn't one, it was the switch for the outside lighting – the landlady had to enter to set it. She billed me direct for electricity – very excessive bills, as the bakelite input control switch on the decrepit storage heater that was the main heat source, broke in the first month and my complaints to Abbotts and the landlady went unheeded (like everything else in this company, property repairs were the responsibility of a remote impersonal Countrywide department, not the letting agent). However, I did succeed in getting an on/off switch fitted to the heated towel-rail, instead of having to stand on a high chair to access the fuse-box (and I am six feet tall).
Several phone-calls regarding these problems and the high electricity bills were simply ignored by Abbotts until I confronted them face to face. They came in for a scheduled inspection visit while I was away (unclear why this was necessary after two months) and either they or the landlady emptied my fridge and threw away usable items of food from my cupboards, for which I was offered �10 compensation when I returned and protested about it.
After four months of this, when I gave the required two months notice of termination (to Countrywide HO in Nottingham, not to the letting agent, by the way) I received a letter telling me to vacate the premises on an arbitrary date to suit the landlady again, and I again had to fight to get it corrected.
This is only an outline of the fiasco that was this tenancy. To facilitate the termination, I paid all bills up to date and cleaned the house thoroughly to Countrywide's stringent guidelines (quite obviously meant to deter), leaving only one trivial five-minute DIY job and to the best of my knowledge no breakages (I actually left one or two decent household items), but it was more than two months of wheeling and dealing (not ten days maximum, as MyDeposits stipulate) before my deposit was repaid - with deductions of �250!
Whatever your renting requirements it is just not worth getting into bed with this company – under any circumstances, ever.

It appears that i have been charged £110 for a sample pot of paint (deducted from my deposit) and they tried to charge a \'check-out fee\' which was not agreed in the tenancy agreement so I queried it with \'shelter\' and they cannot charge the tenant for this service, its illegal.

When it came to the end of the tennancy, they asked me to pay a 'check-out fee', which is illegal! And still , 7 weeks after leaving the property, I am waiting for my deposit to be returned. Each time I called the agency to see where my deposit had got to, I was given a different excuse. They even had the forwarding address wrong, somehow, they were going to send it to the previous address. Not once, have I received a call from them, without me chasing them up first. I will be avoiding this company like the plague in the future.

Also my tap is still dripping a year after I reported it. There is still troublesome ivy growing up the drain pipe causing mould. The drain pipe is not connected to the drain so water goes everywhere. I had to fix my own toilet in the end as I was fed up asking for the flush to be repaired!
Rubbish after sales/renting care. They are clearly out for themselves and offer naf-all in the way of customer service. :(
I would never use Abbotts again and have advised my nearest and dearest, friends and foes to avoid them like the plague! RIP OFF!

I had a great experience with Abbotts Lettings in Kings Lynn. After using another agent in the Town & constantly having issues i decided to look at other agents. From meeting all agents Abbotts were by far the most knowledgeable and made me feel confident in using their services. I selected the fully managed service & within 2 days i had new professional tenants secured. My tenants have now been at the property for 6 months and i have had no issues. The rent is being paid on time and a property inspection conducted confirmed the tenants are looking after the property. I would highly recommend using Abbotts lettings in Kings Lynn.

Went to rent a house through Abbotts in Kings Lynn. Terrible service. Tenancy was going through ok ....or so we thought. Supplied all the relevant references which were glowing, old estate agent gave a lovely reference of how we always paid rent on time and had never missed a payment,we did fail on the credit score, but we knew we would as taken on debt from ex partners, however it is being paid every month without fail.we both work in good secure jobs. Paid £450 for reference fees to then be told we needed a guarantor. Not so easy! Found a guarantor eventually who just fell short of the financial criteria £27000 a year.....who earns £27000 a year in this day and age? ....also had to pay ANOTHER £75 for their reference!!! So we offered to pay a years rent in advance and was refused by agent......so here we are half packed and nowhere to go and £525 out of pocket. Abbotts are quick enough to take your money but they certainly don't want to help you get any further......avoid at all costs
