Irene you applied to the FTT to appoint a Manager, complaining that the freeholder had not fulfilled the repairing and maintaining obligations, and that the property had fallen into disrepair. The court appointed Richard as their Manager with a remit to carry out the repairs over a 2-year period. The developments owned by Floorweald Limited (aka Vladimir Bermant / Tony Fischer) and managed by ABC Estates have been found to routinely overcharge leaseholders and give them a poor service in the bargain. There has been a lot in the public domain about them recently. Do a google search for Floorweald Limited or ABC Estates and you will find it. The fees continue to rise with a seeming decline in maintenance of the block. Since taking over the management of this block, the agent's fees have risen and continue to rise despite a tribunal deciding they were unreasonable.

Thank you for raising this issue and giving us the opportunity to respond. For the sake of good order I can confirm that the freeholder bought the property in auction in a run down state. We carried out a S20 Consultation and obtained quotes in the region of ‚£50,000. Sadly only 1 of the 5 lessees has paid their share of circa ‚£10,000 and the rest are with solicitors for debt recovery. When the remaining ‚£40,000 is paid the works will proceed. I agree. I had a ghastly experience with ABC that went from over charges and incompetence to outright sleazy behaviour by the Agent we were dealing with. When I complained they threatened to sue me!! ...

What agent could do to change your mind?
Applied an environment that is concerned with everyone involved in the contract. Speaking too previous tenants sounds like we weren't the first to be treated this way.
