One star because no stars is not an option. Absolutely, unbelievably, the worst and most farcically incompetent agent I've ever had the misfortune of dealing with in almost a decade of renting. My partner and I have lived in a property managed by Kings in Walthamstow for nearly two years.

Horrendous service. Me and my partner are moving from Scotland to Leeds (BIG) move. We visited this branch on our first visit to Leeds and they appeared really confident in being able to find us a flat within the next two months. We were advised that when we come down the following month they can show us up to six properties a day over the two days we were planning on being there. All seemed good and we were happy with sticking with and trusting this business.

From the minute Darren walked into our home there was no doubt in my mind that we would be going with IPS. We had already met with three other estate agents and weren't really happy with any of them when I stumbled across an advert for Intelligent Property Sales and decided meeting one more wouldn't hurt.

Felicity Lord are cowboys. Their plumber forced me to buy a new boiler costing £3000 unnecessarily. My old boiler passed it's Gas Safety test, but a week later, once my tenant was in, FJL sent in their plumber to fix a minor problem with the toilet and he announced the old boiler was broken and he disconnected it. He insisted that I buy a new boiler at a cost of £3000. The plumber then put the in pipe on the out pipe and vice versa. So, the brand new Vailant boiler that I was forced to purchas

Very poor.

My partner and I arrived early to view a property on Sunday only to be let down by nobody being there. I knocked on the front door, looked through the windows and waited for 40 minutes. After around 20 minutes I tried to contact the agent by telephone and couldn't get through. I then sent an email whilst standing at the front door.

I received no reply to my email on Monday so sent another in the evening stating my displeasure with the service.

I strongly recommend landlords and tenants alike steer well clear of this company. Their focus is on cash and they have no regard for the health and well being of tenants, as well as for the condition of the houses they are renting. I live with 3 others and we have been complaining of a rising damp issue since April 2016.
