I wanted to write this review in order to inform students NOT to rent a property from Phillip James and go elsewhere, moving out and renting off a private landlord has affirmed my feelings that Phillip James are bloody terrible...I can only speak for the Withington Branch, but I would like to share my experiences with them.
I was one of 6 individuals who rented a room in a 6 bedroom student house in Fallowfield, Manchester.

Would you use this agent again? No

Simply the worst estate agent I have had the pleasure of dealing with in Leicester. I am in my third year at university and for the past 2 years have lived elsewhere and had no issues. I decided to go with Parmar's for my third year, purely because on first look the rooms were spacious and the staff seemed extremely friendly, which you'd expect for the price I'm paying (£110pw + £720 deposit).

On the room tour, they boasted of extremely fast internet and the fact that ALL bills are included-

Do not let a property from this agent. Where do I begin, untrustworthy, dishonest, rude and I could go on.

Having initially instructed Reeds Rains Hull to act as my managing agent for the property, I was disappointed at the lack of follow-up by the manager of lettings who was new to the branch and had promised much but delivered little, particularly in terms of communication.

Foxtons have a reputation for being the most bullish, arrogant, aggressive and over priced agent in the UK.

In the mistaken belief that aggression shifts a property fast I called up Foxtons in St. John's Wood. I was instantly bullied into signing a contract and told that their 'Sales Manager' Miriam would call me.

OMG the fierce pitch I was on the receiving end of what not expected. An aggressive matriarch with a broad Scottish accept ranted for five minutes.

I was a tenant at a Unity Lets property last year, and have mixed ideas about them as a company. I'd advise reading all current reviews before signing any agreement with them, especially because they ask their tenants to give them a rating online only a few months into tenancy (when you're more likely to give a good review!)

Firstly, the property was overall nice, although you could tell that it wasn't very well maintained and all of the furniture was cheap in comparison to other student houses

I would never rent from this company again due to the simple fact that they absolutely go out of their way to hang on to the security deposit for as long as humanly possible, breaking every rule in the book to do so. Since moving out we have also had a demand for 'late payment' for the month we were no longer living there. We left the property concerned in perfect condition, shampooed all of the carpets, washed and rehung all of the curtains, and spent an entire day cleaning and repainting all o

IF YOU ARE A STUDENT AVOID ACE PROPERTY AT ALL COST. * When we moved into our new flat Ace Property claimed the flat had been 'professionally cleaned.' The flat was filthy and we even found two maggots in the cutlery drawer! In the first couple months of living here we encountered numerous builders who would let themselves into the flat unannounced and help themselves to tea and biscuits! I don't know what the Romans experience is like as a tenant but from a landlord's point of view, it is dismal, especially given the high fees they charge. If you live in the area, I would recommend managing it yourself; everything will be done quicker, and you will spend less time on the phone.

My principle complaints are that they are terrible at communicating with the landlord, or even each other, and that they do not provide adequate instruction or supervision for their subcontractors.

Not very happy with William H brown, I have been lied to on many an occasion. As a first time buyer they may think Im naive but I can see straight through the lies!
