Take the 'nots' out of the letting-manager's (Shoe-Horn P) smarm and the truth is plain to see, as liars often spell out the truth when they deny something in this way: "WE DO (not) TRY TO SHOE-HORN THE TYPE OF TENANTS INTO A PROPERTY WHICH WE KNOW THE OWNER IS NOT KEEN ON BY CONCEALING INFORMATION JUST TO PUSH A DEAL THROUGH. We contacted Franca at Philip James as she was recommended by a previous neighbour who had struggled to find a buyer for his property for 18 months, then he appointed Franca of Philip James and she found him a buyer for his property with weeks, even though the housing market was in decline at the time.

I contacted Franca who came and valued our property, gave advice on presentation for viewings and provided us with market analysis for similar properties to ours in the area.

Would you use this agent again? No

It all started well, Nichola Snook got my flat rented quickly and for a good rent. It was however downhill from there, that is when Marsh & Parsons stop caring and stop being fair to either the landlord or the tenants.
- they charge tenants over £200 for the drafting of the contract, which they will not amend in any way even if the landlord and tenant need them to because they have made additional agreements. For my tenants this meant that they had to decline the use of a nice espresso machine

We saw this apartment twice. One viewing with the Agent and once with the Agent and the Landlord. Twice, we were shown and told white goods (as shown which included as washer and dryer) were included and a fridge/freezer which was missing will be installed. We paid up the basic holding deposit, knew the terms and conditions and gave our references. In both visits we asked if we can have a break clause for 6 months. Both times refused, although the landlord sought to reduce the 2 years lease to 1

I found the property that I wanted to view on Zoopla back in September. I tried to contact the letting agent but they were difficult to get through to by calling. Nonetheless, I think I was able to arrange a date to the view the property. This was particularly important for me as I was travelling from the North of England to London, just to view the property. I received a text from Joseph with brief information on the property and was asked when I would like to view the property.

Ruxton have a strapline on their website: "first and foremost a people business". *One of the partners who we met initially, does role model this when dealing with clients. Sadly, other members of the team, including the other partner, let him down after the initial agreement was reached. I rented a studio property in South Norwood from QMH for 12 months and the entire experience was a nightmare from start to finish.

They failed to mention to me prior to signing my life away that my little studio flat was also being billed by EDF for the 2 bed flat across the hall. We had an excellent experience with the Stalham Branch especially with Hayley Burton Pye and the branch manager Daniel Trett. We initially walked in to arrange a valuation with all the other agents in Stalham and found that they were the only office that actually cared about our house - ing needs. We dealt with Hayley who was really pleasant and knew about other properties that had sold in the area and gave us great confidence even before the valuation.
