GOOD:

+ Found us a place to live quickly
+ Got our deposit back in full
+ Found us a relatively cheap property for the area

BAD:

- communication very poor, with emails ignored and phone calls never returned - particularly maintenance dept.
- fees extremely high for service delivered
- state of accommodation upon moving in frankly shocking
- repairs performed extremely late, if at all, and usually poorly
- not enough enforcement of landlord's adherence to tenancy agreement

Would you use this agent again? No

As part of their letting service, Medlock are supposed to carry out tenant checks before letting your property out. In my case, the tenant gave employer info for a company that actually went out of business/shut down two years before the tenancy even started but because Medlock hadn't carried out proper checks they just went ahead rented out my property to a fraudster! While I was impressed with Savills through most of the tenancy, the agent (Katharina Roth)'s response during check out was LESS THAN DESIRABLE.

At the end of the tenancy, Savills mentioned that an administrative fee would be charged if they arranged an end of tenancy clean. They mentioned names of cleaners they used and we decided to opt for them. Big mistake on our part since after the cleaners (After 5) left, Savills charged us an extra GBP 225 to arrange for additional cleaning which was

Distinctly average agent taking into consideration the messed up nature of the London rental market.
Their fees are extortionate - £100 tenancy set up fee PLUS £150 application fee per tenant plus £50 referencing fee per tenant: £250 per tenant based on two sharing.

I engaged Mansbridge & Balment to sell my flat on the basis that I required exceptional communications and was duly told they excelled in this area and many others - especially when compared to the, and I quote, "corporate" estate agents in the area. We had an extremely difficult search for a rental property - my flatmate was living in Norfolk so we couldn't search together, and we had quite a strict budget. I first encountered Martin & Co in Harrogate whilst searching for a suitable property as an investment & for buy-to-let, and was very impressed indeed with them.

After being on the market with a local agent for over 10 weeks, and whom promised the earth but delivered little and whose customer service skills were non existent, I literally stumbled across fishneedwater on Google.
