Rented from Surrey and Hants for last 8 years. Always found the office and staff helpful, have resolved issues at the property appropriately. Repairs and maintenance completed as requested. Communication by phone or email good. Was given notice by landlord and Surrey and Hants staff did everything they could to find me an alternative property. My new property is not through them but if the right property had come up I would have been happy to stay with them as agents....

After a whole year with this estate agency it was very very dissapointing. The state of the house was in very poor condition to what they said it was. Then we communication between us and them was so bad and lastly when the check out inspection happen they tried and get the most money out of it. They charged us for things which were on that same state when we got it! Just to say NEVER GO WITH THEM!!!!! THEY WILL STILL YOUR MONEY IN AN EASY WAY....

Horrible lettings agent. We asked for someone to check the boiler. Engineer said it needed fixing. They didn't. When it leaked months later we got someone round who condemned it because it was leaking carbon monoxide. We had a toddler and my wife was pregnant. It took two weeks before we had hot water restored. They didn't care and acted totally in the landlord's interests. They tried to take our deposit off us for various maintenance items. If only we had seen these reviews before we rented a property off Surrey & Hants in Godalming. We were shown around the flat by Simon, who we found very nonchalant and rather odd, but he did promise us our list of issues would be made to be put right by the landlord before we moved in, plus other things would all be in place too. When first contacting S&H about a property they had listed someone named Simon said he would show us around. He seemed a bit aloof on the phone and almost like he didn\'t really care. What agent could do to change your mind?
For a start get rid of the guy named Simon in the lettings team, He is supposed to be the first contact for your company but he has no customer focus and is actually a liability to Surrey & Hants. The second thing is TALK to each other. The miscommunication from the maintenance team between themselves, landlords and tenants is shocking. This needs to be addressed.

He was so rude that my husband and I laughed about it afterwards, as it was though we had somehow offended him. There was no hello at the beginning and no goodbye or thank you at the end - he literally just walked off! Wish I had seen these reviews before Unprofessional company. Tried to take as much money out of the deposit as they could on leaving the property - minor issues being charged at ridiculous prices such as £100 for removing one small bag of grass cuttings from the garden and to cut back bushes that were the same standard as when moved in despite photographic evidence. They prided themselves initially with having the lowest agency fees but they sure do make up for this at the end -£406...

We really must emphasise that as an agent we do not make the decisions on what, if any, monies should be held back at the end of a deposit and the decision is made by the landlord and the agent does not, in any way, benefit from this. That said, there is the Tenant Deposit Scheme (of which we are fully paid up members of) which decides, independentally of the tenant, the landlord or the agent of any money that should or should not be held from the deposit. ...

All letting agents will charge ridiculous fees but Surrey and Hants are the worst agents I have dealt with. They charge for everything which would be fine if they were an effective agent but they were awful. We worked so hard to look after the house to receive our full deposit back but they still charged us a £240 "release fee" on our deposit. At one point we were without running cold water in the house (which is a legal requirement of any rental property) and it took Surrey ...

What agent could do to change your mind?
Stop charging ridiculous fees or at least make more of an effort to explain all of your hidden fees rather than just burying them in a contract. Make more of an effort to improve communication between landlords and tenants (I'm sure this is one of the main points of your role?) Scrap your "deposit release" scheme. Stop being incompetent. Close down your awful company and hope there is no hell.

The co-tenant we lived with stopped paying her rent. Naughty girl. Surrey & Hants didn't tell us this and instead allowed interest to accure while the contract ran. Annoying, but no disaster - it's only 4.5%. I said I'd pay her rent for her, but Surrey & Hants seemed to think 4.5% on £425 for two months equals £250 in interest.
