I lived in a property managed by Steyn lettings for 5 years (we loved the flat so much and put up with all the things listed below because of the location and space) and had so many bad experiences dealing with their office staff I would never suggest anyone rent from them. First class service, professional, efficient and friendly. I could not have asked for a better letting agent. I have been in the flat for over 3 years. They inspect my flat every 3 months. Any maintenance problems are fixed quickly, they are very easy to deal with. Best Letting Agent in Edinburgh, by a long way. I can highly recommend using their services....

A real pleasure to deal with, a genuine breath of fresh air. Just got the keys to me new flat and I love it to bits. Steyn have been wonderful, they made the whole moving in process very easy. DO NOT USE STEYN. They lie and do everything they can to not give you all of your deposit back. They go against what it says in your contract because they have purposely made it slightly ambiguous. They are lying cheating stealing awfully rude people. It is not worth the hassle and money taken to have a flat you really want. Go with another company please....

I had a similar experience. No hot water or heating for a week, I was advised to go online to get the instructions for the boiler and try to work out what the problem was! If you are going to use Steyn lettings then make sure that you are a boiler engineer! It seems that as a tenant, we are at the bottom of the pile for customer service from Steyns. I viewed it on a Friday afternoon at 3.30(with two other potential tenants) and wanted to fill an application and put a deposit down as soon as possible. Renting a flat in Edinburgh is always a risky business; there are so many letting agencies to chose from, some with a better reputation than others. I just moved out of my flat in June, which I rented through Steyn Lettings. I moved out of my small flat in Newington 11 years ago and Steyn lettings have managed it brilliantly. I\\\'ve never had a worry or a problem with them. If I\\\'m honest, some of their repairs can be a bit on the expensive side, but the peace of mind they gave me was unbelievable. While I agree that Steyn are only the middle men and they are polite, I don't feel they try nearly hard enough to sort things out. They have a responsibility to their tenants as well as to the landlords. I personally waited 3 months to get a chest of drawers replaced in one of their flats, during which time my clothes sat on the floor in my room. We recently moved out a flat we rented via Steyn Lettings. They sent us a letter informing us what was required from us at the end of the tenancy a back up from what is in the lease. We had no problems at the check out and had our deposit returned in full. The final bill from the Council took its time but that's the Councils fault, We have friends who rent from Steyn Lettings they as we have found them nothing but helpful and great to deal with....

As a landlord, I would strongly advise tenants to avoid Steyn Lettings. It is a very grubby operation in which as much as possible is made by charging tenants for cleaning and maintenance that does not take place. My flat was allowed to fall into a state of total disrepair on their watch. They charged me for jobs that were botched. My flat also ended up with multiple phone points and mail for dozens of unfamiliar names during the same tenancies, which was against the terms of the lease drawn up...

I totally agree with this. We have been dealing with them for more than one month about whether my name is under the joint bank account that I have with my partner and still is not clear for them! This is a very simple issue so what would happen when we need to leave the flat? ....

They make it a real hassle getting a flat, trying to act professional and not quite pulling it off. Flat was a disgrace when moved in, mouldy walls, dirty bathroom etc. generally poor condition. Were reasonably quick to act on problems at the start, but lost interest with the recurring boiler problem. One of the worst agents I have ever some across - rude, unhelpful (got passed form person to person trying to find out "who dealt with that property" and when eventually promised to be called back never heard anything from them), no record kept of any problems reported, moved in to a filthy flat (food still in containers in the cupboards and bathrooms disgusting!!) only to find out they charged the previous tenants to clean it, as well as charging us through the nose when we left. cannot express...

Steyn Lettings are useless. They accused us as tenants of lying about repair issues and refusing to even look at a faulty boiler. Hmm, safety conscious. Not. In the end, we were provided with a notice to quit, on the basis, we believe, that we tried our damndest to get a problem fixed !
