After reading all the coments on the review site, I can without a doubt state I will not be using this company. It is ubuntedly clear this company are focused on their landlords and do not respect students, which I am one of. All comments left by the letting agent are all very aggressive and can be seen some what as bullying. When there are negative reviews. As one comments states this is a forum for clients, tentents and potential clients etc to state their opinion, which means it is not wrong....

One of the reasons people may not come to you directly is due to the fact there is a lack of communication on your part throughout a contract. It is difficult enough to try to get an item fixed, and after having to wait 6 months for this to be done, let along trying to complain. What are you going to do if clients or tenants complain? Brush it under the table, whereas a website like this allows everyone to read through both the positive and negative comments, and your disgusting responses and ma....

I have rented a property in Guildford for the past 2 years through David Rolph, who personally showed me and my house rates round multiple properties in the area. Both tenancies were efficiently organised and the quality of the properties has been excellent....

David has always asserted himself in a professional manner and is a very friendly person to get along with. He has always given us enough notice when performing house viewings and has been extremely pro-active in solving any house problems, such as a broken gate during last winter\'s storms, which has been greatly appreciated....

When looking for somewhere to for our second year at University we were informed by David Rolph that he had many properties we could look at. He's a good salesman I'll give him that - talking up all the properties - spacious and great value for money. However when we went to view these amazing properties we were left horrified. How SWR can represent landlords and try and encourage people to let these properties astounds me. Most of the properties were old and run down and just plain dirty. I thi...

I am David Rolph, I deal with many hundreds of students each year and I have to say, I thoroughly enjoy it, however, just occasionally things go wrong. The tenants in question I found to be really nice throughout the tenancy so was a little disappointed to read that the feelings weren't mutual, however, I can see why they ended up being disappointed. Any issues were dealt with very quickly, however, they will have you believe differently It is true, the house was not perfect when they moved in,....

We had been trying to contact them, as student tenants, for a very long time regarding broken items, plumbing being poor and we were told that it would be "Taken care of" however, it never was. We understand that it is hard to manage properties, but the property had not been cleaned, checked if everything was working and up to a standard before we had moved in. We as tenants, were very disappointed in the outcome of the agency in managing and taking care of the facilities as it lacked ...

Had more staff on hand as there only appeared to be one person managing very many properties and therefore timing was insufficiently handled for what needed to be done.

This letting service is a waste of time. From the start they provided us with incorrect information and this carried on to the the end of the contract. They do not respond to any forms of communication promptly, however, e-mail seems to get a better response. The property had a number of issues which we informed the letting agent as soon as the issue arose. However, we did not get a response until further e-mails we sent. Then we get charged for a problem which was not our fault. Lack of ...

I have used S & W even when Mr. Smith was working on his own, since 2003. In a decade I have been consistently impressed with his professionalism & rigour, which is why I return time after time. He is scrupulously fair between landlord & tenant. If he thinks that I am wrong over any issue or something needs confronting he will tell me. I have read all the reviews positive & negative over time & it is also worth pointing out that people\'s standards vary hugely. What is disgu...

Rented an apartment from David & co. Found them honest, upfront and very easy to deal with. Compared to the horrors we went through with previous letting agents such as GP, who tried to throw us out in the middle of december in snow with 2 weeks notice. I could not recommend SWR enough. There were no hidden charges and they made sure that we were always informed well in advance for any maintenance and most important we got our deposit back on time and without any problems. I would recommend...

I have used SWRL for 2 years of a student house rental, with the current year due to finish this August. The company provides a professional and thorough service for check in/check out. Plenty of notice was provided when an agent required to visit/access the house. On last year\'s checkout procedure a couple of items were flagged and dealt with appropriately to our satisfaction. I have no hesitation in recommending other tenants to use SWRL in the future....

As a landlord, I find David Rolph very professional, friendly and knowledgeable about the business. I have never had a complaint from my tenants (mostly students) with regards to SWR and we are now increasingly having tenants that would like to stay in the same property for more than one and sometimes two years, which speaks for itself. The entire process from assessing the property, finding suitable tenants and handing over is slick, thorough and hassle-free for me and my tenants. If any issue...

I thought I would write this review in the capacity of someone who is indirectly impacted by the service by Smith & Winborn and the tenants that occupy my wife's student let houses. My wife has used this agency for two years now. In two years, of course there have been issues and conflict between the tenants, agency and my wife as the landlady. But in two years my wife can now put her trust in this agency to professionally manage her student let houses and deal with any issues as and when ...

I have a few houses that are managed by Smith & Winborn and I am extremely happy with the way they are dealing with my properties, with me and with my tenants. I am very busy with another business and therefore have very limited time to spend on the properties. With Smith & Winborn I find that the majority of the workload has been taken off my hands and I have complete trust in the way they deal with day to day issues as well as the over all business. They deal with all my tenants in a p...

We have used the services of this Letting Agent at least fifteen times and have always found them to be professional at all times. The level of professional advice, to referencing, to inventories, across the board, Smith, Winborn & Rolph have given the utmost help. We have used many agents over the twenty odd years we have been in Residential Investment and can honestly state that they are by far the best and, by the way, the most reasonably priced ! I wouldn't hesitate to recommen...

This was a thoroughly appalling agency. It would seem they are driven by the landlords whom they represent. Untrustworthy with data and basic property maintenance. The closing report highlighted problems which had been identified in the report for the previous tenants. None of the items identified had been rectified. Students are treated with absolute contempt and the whole ethos appears to fabricate issues that allow deduction from the deposit in order to maximise profit, in other words, the st...

I have used the services of Smith and Winborn for about four years continuously and I have been totally satisfied and continue to be. I am at a loss as to understand some of the comments I have read. All of my tenants past and present have commended the service that they have received from Smith and Winborn. They particularly comment on how supportive, courteous and helpful the agency is. I have used a number of other Agencies mostly from the High Street chains and none of them has come close to...

I wish I had found this company earlier! As a novice landlord, Smith & Winborn have been a God send for us. They have now provided us with our 3rd set of tenants and are relentless in providing us with a quality service. Previously we had used a major name estate agency in Guildford (Foxtons) who did everything to make our lives as difficult and as expensive as they possibly could with no advice or back-up at all. Smith & Winborn on the other hand have been a pleasure to deal w...

I can't speak for everyone who has ever had dealings with Smith & Winborn but my experience with them has been nothing like what I am reading here. The estate agent that we dealt with was very helpful and not at all rude, he was always available for contacting via email or phone and would always get back to us if the call was missed. To sum things up finding a house was quick, paper work was a little slow but that was to be expected with all the background checks that were done and the...

Absolutely abismal agency, avoid at all costs. The agents are rude and obnoxious and provide little to no support to tenants with unresponsive landlords. Their dealings are \\\"shadey\\\" to say the least, especially during the tenant referencing phase, they require a lot of unnecessary personal information, much of which is intrusive. The agent has repeatedly not given the required 24hrs notice when visiting the property and even had the nerve to send potential tenants to the...

Steven - I have chosen not to give you my real name for good reason; i am intimidated by your agency's business practices. as lead tenant I was given notification of viewings, but repeatedly with less than 24hrs notice, I've kept these texts (Which specify a "sent time" as well as the proposed "viewing time" should further investigation be required). However our deposits have since been regained so this review serves only as a warning to other prospective tenants. as fo....

What rude, ignorant and poor customer service! I wouldnt even give them 1 star. dont ever use this company, if you can call it that. They dont even have an office or website! For the sake of an extra few pounds, use a decent agency - this guy should be shut down!!...

It's a shame these people are allowed to make anonymous comments based on no real fact and just their personal feelings. Some prospective tenants we deal with are quite rude, and students can be particularly useless when it comes to reading the documents we send them. They then get upset because of their mistake and write these ludicrous comments. Whoever you are, please give the office a call!....

[[EDIT ORIGINAL START]] This is not a review so much on the entire company, but just on one estate agent I had the misfortune of encountering - Rolph. Now I understand that estate agents are very keen to make a sale and be done with it. But this guy was SO ridiculously rude to us. We met him and he didn't even have the courtesy to introduce himself - not even a 'hello'. He was reluctant to tell us any information about the house. OH - Did I mention that we were STUDENTS. So maybe that's why...
