We rented a place through Skampi a few years ago now, moving out in 2009. They have to be the WORST agents ever. Never return calls, accuse you of not paying utility bills (which, instead of sending monthly from owner, we would get sporadically 3 or 4 times during the year - often twice) even though we had proof. Dear Tenant - We are unable to respond until we know who you are and what property you were in back in 2009. We manage over 300 properties and have been doing so successfully since 1997. CALLS: we aim to return all call on same day although some overlap to following. It seems from your comments that the property was not managed by SKAMPI and the deposit was held by your landlord. I echo the experience of the first 3 reviews on this site. I was with SKAMPI for many years, since they first set up (they were first called, SKAM PROPERTY INVESTMENTS, believe it or not!!). They were never great, but in the early years there was a personal service in correcting errors that managed to keep me with them. I have had two properties marketed through Skampi. One tenant smashed a house leaving me with an eleven grand bill. After she had been gone for over 12 months I received a letter from the small claims court asking for the return of her deposit. The claim stated that the tenant had been in contact with Skampi requesting the return of the deposit. I contacted Skampi and asked for copies of ALL correspondence between the two parties. What agent could do to change your mind?
1) Carried out actions as per the terms of the contract - specifically inspections and the regular/defined times 2) Performed the inspections with due diligence - I find it very hard to accept that when within SIX MONTHS a tenant defaces walls throughout a house that this is written up as acceptable wear, especially when the agency then tells me the house could do with repainting! 3) Reply to clients requests in a timely fashion. 4) Return unearned fees without forcing the client to have to resort to the small claims court 5) Pay rent over in a timely fashion - I cannot believe under the Client Money laws they can just keep the money until they see fit to pay it

Avoid at all costs. Unprofessional at best, sharp practice at worst. They only pass on the rent after continually hounding them. Never return calls. Also extended tenancy without authority and did not increase rent as was explicitly requested....

This is quite amusing. I had a very similar experience to the above, only worse. I was asked to pay a £500 'holding deposit' in addition to the extortionate agency fee. For my money I was completely kept in the dark as to the status of my application until literally a couple of days before my move in date, despite repeated requests for an update of the progress. Agent Fees

RENTING:
Referencing:
All tenants are required to be fully referenced prior to moving into a premises. Please see below our fee structure whereby all prices are inclusive of VAT:

One tenant £275.00
Any additional tenants thereafter are charged at £65.00 per person.
In the event a tenant requires a guarantor, there is an additional fee of £100.00 to reference this applicant.

The fee above covers the following services:

1. processing reference checks which include – right to rent, affordability, previous landlord and employment
2. processing credit history checks
3. procuring a tenancy agreement
4. after hour guidance and assistance throughout the tenancy

Exchange of Tenant’s:
Should there be an exchange of tenants, a fee of £275 inc vat is payable by the incoming tenant. This tenant will be referenced first and their report will be required to pass all checks before we can add them onto the tenancy agreement. Please call our office for further guidance on this subject.

Renewal Fee:
Skampi do not charge renewal fee’s.

Amendment Fee: this covers any alterations of the tenancy agreement such as amendments to names, dates, break clauses which differ from the original tenancy agreement £60.00

Inventory Fee:
This fee is payable by the tenants prior to moving into the property.
