We put the flat on Gumtree as we were disappointed with the service of our previous letting agent and Saxon Kings got in touch with us through Gumtree, saying they had people on their books looking for what we were offering. We met them the next day. the next day we were on their website. The following day they took inside photos - the next day was Sunday - and the Monday they turned up with an excellent tenant who paid 6 months up front!! ...

Agent Fees

Once you have found your new home, Saxon Kings will send you an offer sheet detailing any relevant fees/costs before move in.

Fees for moving in, payable before tenancy commencement (typical examples);

Administration & Referencing Fee
£300 for one tenant
£100 for each additional tenant

A security deposit equivalent to 1.5 x the monthly rent

Additional fees which may apply;

Guarantor Referencing
£50 per guarantor

Check-in Fee
£95 per tenancy

Renewal / Extension Fee
£50 per tenancy

Amendment Fee
£100 per tenancy

Accelerated Move in Fee (if move in is required less than 5 working days from application)
£150 per tenancy

Please be aware the above may alter depending on individual circumstances

• Compiling, submitting and completing reference reports for submission to your prospective landlord, including previous landlord references, employment references and credit checks
• Obtaining acceptance of your reference reports from your prospective landlord
• Drafting, preparation and issuing of the tenancy agreement including any specific amendments or special tenancy conditions
• Drafting, preparation and issuing of a deed of guarantee (if applicable)
• Booking, obtaining and verifying all safety certificates (EPC, GSR, PAT Testing etc) and in place prior to the move in date
• Booking and arranging an inventory clerk to attend the property for compilation of the inventory and arrangement of the check in (if applicable)
• Ensuring all paperwork is complete, and signed by all parties prior to the tenancy commencement date
• Making arrangement for the receipt and subsequent transfer of the move in monies
• Registering the deposit with the DPS and issuing the certificate of registration (where applicable)
