this is the worst service i have had asked for a viewing on a rental property 4 times via Rightmove, no response, no call. Poor service, poor company, would not use even if the right property was with them. total shambles. Feels sorry for the landlord and there sellers, who pay there fees and get this as a service....

I cancelled a contract with them within a couple of days of signing a letting agreement. Current regulations state that an agreement with a letting agent can be cancelled within 14 days. Ever since then, they have hounded me for 300 GBP and have made threats which have certainly confirmed my opinion that they are certainly unprofessional cowboys that should not be approached as a landlord nor a tenant....

With regard to the cancellation regulations it is important to bear in mind where and when the contract is entered into, i.e. if it is an 'on premises contract' this is not applicable, and there is no right to cancel, but it is if it is 'off premises' (i.e. signed at the property with you there and then) it does apply. However in your circumstance, we simply emailed it over for your consideration, the ARLA guidelines do not cover this circumstance specifically, but the intention of the regulat....

All members of staff that I had the misfortune of encountering at Sanderson James during my tenancy were collectively the most incompetent group of people I have ever come across. As soon as I had signed the tenancy agreement and handed over the extortionate agency fees, all 'care' from Sanderson James disappeared. I entered the property and it was FILTHY!!! Bianca has not worked for the company for 3 months and never worked out of the Levenshulme office also she was an apprentice who NEVER dealt with the sales process, I have no record of any of our investors buying 3 houses in the last year! We have no record of any of the events that this review is stating and therefor we would like this to be investigated further. Your request for a refund of the fee's which you believed were misleading was not upheld. Quite possibly the most shocking experience I have had in dealing with an estate agent. From initially communicating the wrong information of fundamental details such as is the property leasehold or freehold to unnecessarily getting involved in the communication between solicitors causing further delays. Admittedly the seller's solicitor was pretty bad at turning things around, but the agents at Sanderson James do not think twice about calling you up and blaming you for it. They are very unprof...

What agent could do to change your mind?
EVERYTHING needs addressing, from customer relations, to common sense to acting professionally, to knowing the law rather than assuming it. The purchase would have gone through quicker and smoother if the estate agent was not there. The same agent tenanted the property I was buying, yet they still managed to not get the property cleaned or looked at until the starting chasing the sale up. I really hope I never have to deal with these individuals again, and I hope that this review helps someone to avoid a terrible estate agent. I had to make so many concessions to accommodate for the incompetence of the estate agent, that I cannot stress enough what a bad idea it is to use thisI e company. To be completely fair I must say that when I dealt with Bianca and Jordan at the company I was given straight answers and never had the complete incompetence that xperienced with the rest of the staff there. I suppose a great improvement would be for those 2 individuals to educate their colleagues on the etiquette and behaviour expected. Clearly most of the staff their are solely driven on the commission in a property sale, it is strange that they do not understand that a good service will translate into more inevitable commission.

We have our vendors best interest at heart and in respect we work very hard to try and get sales through quickly and as easy as possible. We take this kind of allegation very serious and would like to investigate further as per our complaints procedure. After looking into this and speaking with the lettings manager who advises me she hasn't had any such conversation, I would ask you to contact me so I can investigate further. The worst agency I have ever come across. When we first began the renting process the paperwork took a very long period. The staff have no customer service skills. All very bitchy and rude. I dealt with a guy called Karl from the gorton office and he was fantastic stayed late to do the viewing as I work in Manchester and even help me sort out the gas and electric. I will use them - I called Mellors 7 times before they called me back to arrange the viewing I want use them. Thank you Sanderson James....
