We were new landlords 5 years ago when we first rented our house out through Royston and Lund. Since then we have had a thorough and professional service from all the staff in their lettings office. During this period we ourselves have been tenants elsewhere in the UK, as well as having to manage the rental of a relative's house, and we have come to realise that standards among letting agents can vary massively. If only they were all as reliable and helpful as R&L. Highly recommended....

Just had a good friend let down by these people. Incredibly unprofessional letting a property to another tenant as the paperwork was practically on the table for someone else. Their staff could do with a lesson in being tactful. An entirely upsetting experience for everyone our end, will never recommend this lot that's for certain....

R&L have always been very professional and efficient agent to work with. However I do have one major issue in that in one of our properties (and we have many properties) there was a dispute on deposit return. The tenant had left the property in a very bad state, and we were claiming charges for excessive wear and tear, unpaid bills, etc and as R&L well know we have never in the past and we certainly wouldn't claim charges without due cause. Once again, Royston and Lund were superb! They responded so well to the news that the tenants were leaving in just 2 weeks and energetically got to work to find me a new tenant. Royston and Lund helped me to quickly find a new tenant. They correspondence was good throughout the process. I have used them several times to find new tenants and to be fair to them have not been disappointed. Having had my fingers burned by taking a tenant from Gumtree on one occasion I will always go to an agent in the future....

I have been letting my house with Royston & Lund and have found them very efficient and professional. They respond to my emails promptly and seem experienced in addressing any potential problems. When tenants have been high maintenance they were good at shielding me from as much of the hassle as possible. I am extremely satisfied with their service. Having had some pretty poor landlords in the past i can say that R&L provided a professional service throughout my tenancy from the day i moved in until the day i left. The day i moved in the (communal) drain in the building was blocked and was overflowing into the Car Park. That was sorted out the same day. The (brand new) washing machine would not work at first. Our experience of Royston and Lund is they treat customers badly, are rude, inefficient and obstructive. Jackie, who dealt with our purchase, is a very strange woman indeed and anyone who tries their best to disrupt a sale really shouldn't be doing working as an estate agent. What agent could do to change your mind?
Improved manners and people skills, as well as be less obstructive. After my experience I would never sell through Royston and Lund and would avoid buying through them if at all possible.

I have never in my life experienced a letting agent like this. Excessive paperwork to apply for the tenancy. Then put into a lottery, and hopefully you may get picked! I was the first applicant with more than a good financial standing and a prefect track record. To think I used them a few years back to handle my property for rent and they messed that up too! Last year I heard about phase 2 eco homes being built in Green Street (meadows) so I rang up and spoke to a lady called Val. I made an appointment to view the show home and she let me down twice by not bothering to call or turn up for the appointment. We used these estate agents however we soon learnt that their primary role was to protect the landlords. We paid a large deposit for our property and despite no damage to the property when we left they tried claiming for decorating and menial deductions from our deposit. In the end the total of the deductions wiped out our large deposit. Complaints Procedure

ROYSTON & LUND LETTINGS AGENTS - COMPLAINTS PROCEDURE

As a company accredited by Association Residential Lettings Agents, National Approved Lettings Scheme and a member of the Property Ombudsman scheme we aim to provide the highest standard of service to all our landlords and tenants, but to ensure that your interests are safeguarded we offer the following procedure.
1. If you believe you have a grievance, please write in the first instance to Mrs F Longhurst at Royston & Lund Lettings, 3 Fountain Court, Gordon Road, West Bridgford, Nottingham. NG2 5LN.

2. The grievance will be acknowledged within 4 working days and then investigated thoroughly in accordance with established “in-house” procedures. A formal written outcome of the complaint will be sent to you within 21 days. If we require longer than this timescale we will advise you in writing and confirm our revised response date.

3. If you remain dissatisfied with the result of the internal investigation, please contact Mrs S Caine who will review the complaint.

4. Following the conclusion of our in-house review, we will write to you with a final written statement.

5. If you are dissatisfied with the conclusion of the in-house review of the complaint, you can refer the matter to the Property Ombudsman, Milford House, 43-45 Milford Street, Salisbury, Wiltshire, SP1 2BP. Telephone 01722 335458.
