Again myself and my husband had similar issues. They took two weeks to respond to fixing the plug for our washing machine in the kitchen. When I phoned to chase them up they said they had gone to the wrong flat! They also had workmen coming in unannounced. Twice they came to fix a blind whilst I was on nightshifts. Work on communication with your tennants and do not allow any workmen to come into the flat unannounced.

Pro: - Fast responses (if sometimes requiring a prod) and fast responses for serious cases like a gas fault we had. - For a student flat, very reasonable property for affordable prices - Fixed the windows, replaced the rusting cooker and checked the electrical system when they failed, at no charge to tenants. Con: - Had to be prompted about the repairs for some major repairs/issues; e.g. faults in the electrical system (cable fire in the shower) did not lead to an immediate safety check....

I am not impressed at all with the "service" Ross Claire provides. Whilst I understand that being a foreigner is a risk and that therefore I had to pay the first and last rent in advance, I cannot understand why they insisted on transactions to two different accounts which cost my double the amount of transaction fees. They could repond to calls and faster to emails. They could be more helpful in regard to the renting period and the ways to pay the money. The could care for their tennants requests and be helpful.

Thank you for your comments and hopefully i'll be able to go some way in responding to them: The reasons that we require monies to be paid in to 2 different accounts is because we need to keep your deposit separate from the rent. The deposit then gets paid in to a tenancy deposit scheme. For accounting reasons and transparency, we need to keep everything separate. Just secured a flat with them. There are too many hidden charges. They do not calculate their rent according to what they advertise. They just advertise lower prices to draw you in, the real prices would be revealed to you after you have paid in your deposit, when you complain, they tell you that is how much the landlord expects from them so you just have to pay it. Thank you for you comments. To confirm, the extra £75 is payable by each tenant over and above the deposit (which is a month's rent). This is held in a tenancy deposit scheme and is repaid by them at the end of the tenancy, providing there are no arrears/repairs/cleaning required. We endeavour to be as clear as possible in regards to the rent and other costs and i'm sorry that we haven't managed it this time. SHOCKINGLY BAD. Please do not engage with this unprofessional, dishonest and shody agency. They do not ensure your property is looked after. On returning to my property I was horrified at the mess, filth and damage to my property. Rossclare is interested only in the money and clearly have no ethics. Any positive reviews must have been written by staff or management. Avoid at all costs. I have learned the hard way....

I am now aware of who this landlord is and the property that they are referring to. We managed this property for 2.5 years, before the LL decided to sell and during that time she had a total of one months void and £0 arrears. Upon taking the property back, we conducted a move out and had the property professionally cleaned and handed her back the keys. From the first phone call when I booked the viewing, the woman on the phone was polite and helpful and offered to show me a number of flats at the same time. The guy who showed me around, Michael, was friendly and offered lots of advice about the areas and nearby shops etc which was very handy as I didn\'t know the area. I rented a single property bedroom through Ross Clare lettings for 12 months and found the agency really friendly, helpful and efficient. When I arrived in Dundee to work for the University it has been very hard to find "quickly" a property. Even though I\'m a lecturer, every agents asked me thousand of questions and seemed to take their time (even if I was in a hurry!!). Only Rossclare letting sent their head directly to me to help in the urgency; I will never forget this....

Be very wary if you ever use this letting agency, they are completely incompetent and unreliable. I had the misfortune of them taking over the tenancy of my flat and from the beginning they were terrible. Worst letting agency I have ever dealt with, liars and rip off merchants. At first Rossclare Lettings were a brilliant agency. We rented from them back in 2009-2010, and they were very friendly and helpful throughout the lease signing process and through the first half of our tenancy. worst experience I have ever had with a letting agency so far. Your keys are never your OWN as anyone anytime can jump into your flat using the pass keys without letting you know before!! sometimes for stupid check ups, some times for room measurements and so on..! If you are searching for an agency that will give you a room of a size of broom cupboard for price of actual room; if you want to live without window blinds, table in living room and hot water, this is agency for you. This has been the worse letting agency that I have ever gone through to rent a flat/home and I have been renting for the past 8 years. They don't answer their emergency number, even after numerous messages have been left, leave windows broken for months and there were other problems throughout the year of being in the flat. I will never recommend them and suggest people to look at other agencies, no matter how great the flats look....
