Been a model tenant for 4 years with these guys. My daughter and I were left without heating or hot water for a full day, I called them first thing that morning to be told they would contact the plumber right away only to wait in all day with no sign of a plumber. Emails ignored, phone calls not returned. Issues of common concern raised by tenants initially ignored on grounds they are not the landlords and when we as landlords raised the same issues in September they are still unresolved in December. As an international real estate investor, I have dealt with managers and factors of various standards in Europe, USA and Asia. The factor needs to remove present employees and employ competent people and then establish and implement a simple quality management system with objectives, vision and mission where the customer satisfaction is the main objective. (A 180 degree turnaround from present situation.)

Unfortunately 1 star was the least I could give Ross and Liddle. My advise before I start is simple if Ross and Liddle are involved do not buy or rent the property. I purchased my flat outright, paid all my bills to the factor on time and they cancelled the contract for the estate due to bad debt issues that had absolutely nothing to do with me or my block. Moved here and was sent bill by R&L factors. Well over what was stated when buying property said; £33 per month which included Building insurance. I did not set up a direct debit but they told me it would be £70 a month????? I have payed every bill and am astounded at this. We have discovered Japanese knotweed in our property and it was one of the residents that told us. Their inability to deal with the matter resulted in his flat sale falling through. We are still waiting for a letter or plan from Ross and liddell to see what they are doing. They will want funds up front and do nothing for months once they get the money. Thats what they did when it came to painting the close....

Absolutely useless - ignore all the constructive advices from the proprietors, all they\'re willing to do is spending money(a lot) on passive fire fighting fixes (above market rate) without any concern about the cost to the owners. Sign all kinds of uneconomical maintainance contracts and insurance on behalf of the owners and make it VERY VERY hard to change. Had cause to raise issue and found his manner appalling. No customer service skills whatsoever - actually quite offensive. Moved house only to find he is the same factor agent for this area too. In the instance of the first address, the agent, upon realising I was unhappy and found him unprofessional should have referred me to his manager instead of ignoring me. No-one at all has responded to any of my emails since I moved to my new address. A basic response or acknowledgement would have sufficed!

I was warned about Ross & Liddell but my flat is so lovely that I had no choice. Firstly they advertised the property as unfurnished so I spent THOUSANDS on stuff for my first home to move in and find it full of stuff. The listing is then mysteriously no longer on their systems. When I move in, I go through the inventory thoroughly to check it all. I have been in contact with all other landlords for our property and not one of them is satisfied with the way that R&L manage our property. When there were problems with the flat, the contractors they sent out were invariably far more expensive than need be and one more than one occasion I have no proof that they turned up at all as the there was no evidence in work being done or their having visited the property. They could have reduced their fees CONSIDERABLY. Could, just occasionally, come to the property to ensure that the maintenance staff employed where doing their jobs. It would have been good if they had taken my complaints seriously and if the property managers assigned were worth anything near what they were getting paid. Even if all of the above were to happen in future, the \'service\' received from them to date has been so poor, I think I would rather just move to a different property manager company.

I have spent the last eight years paying for repairs which were not done when I checked. They employ far more expensive contractors that is necessary. They never pro-actively deal with any problems . I have had to sort out innumerable problems myself which they should have done as part of their contract. They send you bills for work that hasn't been /didn't need done. They send threatening letters if you do not pay these bills immediately. Ross and Liddell requested that the close should be painted, all property owners disagreed. A few days later green gloss paint was poured everywhere so that it needed redecorated.
