So Urban evolution: the good the bad and the ugly - Are you ready…. Okay so I moved in over the summer it's been a few months, This is the worst place that I have ever rented from. The ugly: the business' attitude to their legal obligations and being compliant. And how they treat people is genuinely poor. Lucky there are plenty of governing bodies in place to address this. Be advised that some of the positive reviews may be coerced. If you've misplaced your entry card or are behind on rent, they may deny access (your card stops working) and require you to leave a positive review in exchange for regaining entry. It's usually the female property manager that does this. I've over heard this a few times The bad: The cinema room and shared facilities: the items were purchased and have not been replaced the leather on the chairs has been peeling a down to fabric - clear sign of wear and tear and nothing has been done. The same thing with the accommodations itself there are clear signs of wear and tear and getting replacement or maintenance will be an issue When I moved in the drains where working asked them to address it the following day they said maintenance guy wouldn't not come until Monday. They have continued to charge me and withheld maintenance service because of it. Even though it is their legal obligation to provide ensure that they are working especially at the start of the contract. The boiler has been out for more than 5 days now every day from NY to Friday they kept saying it will get fixed today today. It still is not fixed! This is the third time in 3 months they have issues with boiler lasting 3/4 days. With weather ranging from 1 to -1 degrees and snow. They have ignored emails asking for updates, inquiring about the support, they claim to offer and fairly rude. (Hasn't applied to me however) Be warned - if you delay on your rent there is a possibility that they will deny you entry into your studio (even though this is unlawful/illegal) as they use a card system to enter the building they have the capabilities to lock your out. From my experience, it does appear that respect basic laws such as GDPR and tenancy laws You incure charges for things, they don't tell you about and you will not get a cost break down or a copy of their policy if you ask for them This has to be the most grimiest place I have ever lived in - I will be reporting this to the relevant governing bodies, possibly getting my legal counsel involved for compensation. The good: easy access to the city, in house gym, if you like pets plenty of silver fish and bed bugs. The roof top is nice when the sun comes out. Concierge service. WiFi is decent a bit slow if you're a gamer but good for WFH. Corner shops are open until late, a little pricey but good people. You should also try Ali's cuisine the lamb is excellent, being a 5 minute walk away from that has been great. The lift has mirrors?? convenience of the office space even though the chairs are uncomfortable and pretty low really bad wear and tear.
