Avoid Faulkner Property like the plague. I have had the misfortune of being a tenant with them twice and I would never go back again.
All of the previous comments give a very good indication of their tactics. They will do ANYTHING to get extra money from you. If for any reason you have the misfortune of being a tenant or are about to sign on the dotted line as a tenant, let me give you some tips
- Go through the check in inventory with a fine tooth comb. If you notice anything in the house make sure you get it added to the check in inventory. And when I say anything, I mean anything. They will try and deduct your deposit at the end of tenancy for things like cracks in paving slabs (might be there when you moved in but if not on inventory, sorry you are paying!), marks on walls, scuffs on carpets. Literally anything and everything!
- Take photos of the house when you move in. Take photo's of everything! believe me you'll need these as proof when you check out and are disputing your deposit.
- Use email in every contact with them. They have the skill of forgetting phone conversations and will lie through their teeth when you check out and they try and keep all of your deposit. Make sure you record everything so you can use it as evidence in future.
- If you notice anything wrong in the house or anything breaks/needs fixing, again let them know via email. Otherwise it will be blamed on you at checkout
- Finally, and most importantly, if you don't agree with their proposed deductions at end of checkout, fight it through the TDS (Tenancy Deposit Scheme). Don't let them win as they will try and take most of it if not all of it. It takes a bit of time and effort to do but its worth it to get your money back.
Use all of the above points and you will have a lot of evidence and a good case to get your deposit back.
I have twice rented through them and twice they have tried to take the full deposit. I have used TDS both times had money back. The first time we got approx £800 back from £1000 and they wanted the full £1000.
