This in itself is factually incorrect as can be seen via the emails sent from both Ken and Aga regarding the outstanding balance, demanding payment of 2 months rent including cleaning totaling in excess of £1200. When the company did not return the £675 deposit that would have more than covered the outstanding balance. All emails can be viewed by any genuine individuals considering renting with this company. Honest reviews and word of mouth will certainly prevail long term. Avoid!

1LET are strong supporters of the extensive deposit protections extended to tenants in Scotland. They encourage fairness, the need for accurate records and best practice on the part of Landlords and Letting Agents.

In the case of this tenancy, 1LET staff agreed a date and time for the end of tenancy visit which was confirmed by the tenant. On arrival at the property staff found the tenant already departed and the property noticeably different to the inventory and schedule of condition agreed at the start of the tenancy and prepared by an accredited independent inventory provider. The tenant also failed to complete essential end of tenancy paperwork and unpaid rent due by the tenant exceeded the full amount of the deposit. The property had not been damaged by the tenant and total cleaning costs amounted to just £20.00. An item of furniture was removed from the property during the tenancy. 1LET did not provide landlord consent to remove any furniture from the property and hold entirely different records to the tenant in this connection.

Tenant deposits are fully protected under Scottish government legislation introduced in 2012 and in the case of a dispute both parties are invited to submit evidence to the relevant Tenant Deposit Scheme before the deposit is released. Despite being fully aware of this process and its purpose, the tenant in question made no attempt to take advantage of the adjudication process that exists to protect the interests of both parties in situations exactly such as this.

The property in question is now occupied by new tenants who are enjoying the property and the service that they receive from 1LET. Nevertheless, it is a matter of genuine regret to 1LET staff that the previous tenancy did not end on the happy and positive note that is normally the case.
