I am the tenant of a flat managed by Larards Lets and have been living here a year.
Larards Lets have been terrible. They are very hard to get hold of if you are in a full time job and rarely reply to voicemails or emails quickly, if at all.
I reported a broken toilet handle in July and it was not fixed until December when the issue escalated and it became urgent. On several occasions they have passed requests onto workmen to contact us to arrange an appointment but the workmen have not contacted us and I have had to go back to the estate agent. Some of the workmen they have sent were poor, and on one occasion when someone came to fix the bathroom door (after 2 weeks of pestering Larards on my part) the door handle broke again very shortly afterwards. They were also slow to respond to questions about what to do with furniture which was broken when we arrived.
Recently a neighbour complained to them, about me parking in a particular space in the residents car park, but Larards Lets did not pass on the complaint, and the neighbour was very rude when I had not acknowledged her issue (Because I hadn't been told about it!).
They did organise the delivery of a new vacuum cleaner though.
For the location, the price was OK, but the inside desperatly needed to be gutted and redone. They are also insisting that I pay an extra weeks rent because I signed a 12 month contract even though later in the contract it says no rent will be paid after the keys are handed back, provided 30 days notice is given (which it was).
