I used Martin and Co to rent out my one bedroom flat for over two years, covering four tenants, using their fully managed property service. Overall I would say I was extremely disappointed in several aspects of their service.
- When I had the initial visit to my property for valuation purposes, the fees that I was told of were different to (i.e. less) than what I was charged
- Customer service was terrible at responding to my e-mails (often on urgent subjects), with multiple e-mails being completely ignored. Promised returned phone calls often never came.
- Passing information to me was similarly problematic. I once found out my tenant had moved out by receiving a message saying that new tenants had been found and were about to move in!
- Generally it felt like there wasn't much care given to what they were doing. I received phone calls regarding issues in other properties, and when requesting a copy of the lease for my record I was once sent the lease for someone else's property. Entire communication strands with staff members seemed to disappear at times.
- Property checks were not done to a high standard, with problems completely missed and rooms not entered. This lead to a significant issue with an undetected water leak into one of my rooms.
- Work that they promised to do which was classed as urgent was not done for over half a year, leading to escalation in the amount of work required (and the cost). Martin and Co attempted to take no responsibility for this, nor did they do anything but promise me that they would be straight onto it
- Complaints were generally treated with a ¢â‚¬Å“if we ignore this it'll go away¢â‚¬Â policy
- Having spoken to one of my tenants directly, Martin and Co would lay the blame for problems with me, despite never mentioning any issues with me
As this is a fair and balanced review I should point out the positives in their business, in that they transferred money to me on time, and were fairly good at getting tenants in quickly. However, these did not make up for their significant short comings in other areas.
What agent could do to change your mind?
Demonstrated that they actually cared about something apart from taking money off me.
